Job description

The Property Operations Manager is responsible for implementing field operations improvement initiatives within the assigned region, ensuring alignment with national priorities. This role is accountable for project management, training, implementation, and creating conditions for controlled execution and measurable outcomes. Plans and guides the regional execution of national projects by leveraging operational insights, future-state priorities, and technology to strengthen the company's competitive position. Collaborates with regional and district leaders and coordinates with both mid-level and executive leadership to ensure excellence in system selection, training, service delivery, and operational support.

Responsibilities:

  • Provides leadership, training, coaching, and direction to regional operations teams to support improvement initiatives and ensure adherence to established standards, procedures, and processes. Partners with leadership to create a culture balancing business acumen, technical capability, and core competencies to drive continuous improvement in the execution of business objectives within field maintenance. Ensures field maintenance standards, processes, and procedures remain reliable, efficient, cost effective, and sustainable. Collaborates across multiple departments to shape onboarding and development strategies for field maintenance personnel, promoting a consistent operations culture while reducing turnover and associated costs.
  • Ensures cost-effective delivery of resources and services to meet operational needs and responds with agility to evolving business priorities. Establishes a clear mission and vision to drive cost-effective operations and strategic allocation of resources, including people, equipment, materials, and inventory. Leverages strong influencing and negotiation skills to build alignment across the region, enabling shared, innovative, and cost-effective solutions to support business objectives.
  • Works in partnership with leadership to provide strategic direction and oversight for the design, development, implementation, operation, and support of IT systems and programs meeting evolving business needs. Collaborates with leadership to plan and guide the deployment of developed applications, ensuring alignment with operational priorities and readiness for field execution. Maintains awareness of emerging technologies and platforms, providing informed guidance on solutions to integrate across the enterprise, ensuring IT capabilities effectively support and advance the company's business strategy.
  • Develops annual operating and capital expenditure reports demonstrating the value and impact of resources used to stabilize regional operations, support training and development, and maintain cost effective processes. Ensures all reporting and resource allocation practices remain aligned with and supportive of the company's overall strategic objectives.

Requirements:

  • High school diploma or GED required.
  • Bachelor's degree in business management or related field or equivalent work experience in Operations management and process improvement preferred.
  • Minimum 3 years of experience in a leadership role with oversight of field operations required.
  • Minimum 3 years working in an operations role (e.g., Residential Property Maintenance, Property Management, Residential Construction, etc.), working with senior leadership to create goals and show value to projects completed required.
  • Demonstrated experience in strategic planning, organization design, and development required.
  • Experience in budget planning and financial management for internal and external project resources required.
  • Experience influencing senior-level management and key stakeholders effectively across the organization preferred.
  • Valid driver's license and satisfactory driving record required.
  • HVAC certification preferred.
  • Knowledge of data management, reporting within enterprise IT databases, compliance, automated testing, and high availability.
  • Strong strategic workforce planning skills, ensuring the right talent is aligned to the right roles at the right time while driving engagement and retention.
  • Deep understanding of current and emerging technologies, including REIT industry advancements and their application to digital business transformation.
  • Excellent presentation and communication skills, both verbal and written, with the ability to translate data, analytics, and complex business concepts for executive audiences.
  • Exceptional leadership capabilities with a focus on developing and communicating cost effective, scalable operational processes at a national level.

Compensation

The anticipated pay range/scale for this position is $80,155.00 to $100,182.00 Annually. Actual starting base pay within this range will depend on factors including geographic location, education, training, skills, and relevant experience.

Additional Compensation

This position is eligible to receive quarterly bonus payments.
