APARTMENT PROPERTY MANAGER - SouthPointe Village Apartments - Fishers, IN
FLSA Status: Non-exempt/Hourly
Schedule: Full-time
Pay Range: $20.00 - $24.00 per hour

We are looking for a full-time Property Manager, with a passion for helping others.
Principal Objective of the Position: The Property Manager (PM) is responsible for maintaining maximum occupancy of the property, control expenses and staying within the property's operating budget, rent collection, delinquency/collections, resident satisfaction/retention, maintenance issues and upkeep of the grounds and office areas and achieving all compliance-related measures/guidelines/requirements.

Requirements:
Training/Education
  • College Degree or commensurate Affordable Housing Property Management experience
  • Tax credit experience preferred
  • NCP, NCP-E,C3P HCCP, CAM or attainable within twelve (12) months of employment or upon request for completion
  • CAM designation preferred
  • Valid Driver's License and reliable private transportation
  • Ability to pass a background check and drug screen

Experience / Skills
  • Minimum of two (2) years experience in multi-site management of Affordable Housing Tax Credit units, market rate units and commercial/retail space with demonstrated ability to deliver financial results
  • Strong background in managing diverse types of multi-family communities- including LIHTC, HUD and market - rate projects
  • Experience in budgeting, revenue enhancement and expense control
  • Strong track record of successful personnel management

Essential Functions: Include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
  • Daily inspections of property to ensure property is being kept up and resident adherence to community policies
  • Demonstrate and lease apartments to prospective residents
  • Process prospect applications and submit to RealAmerica Management Compliance Department
  • Process all new resident move-in files and resident re-certifications in a timely manner according to Section 42 guidelines and to RealAmerica Management policy
  • Assess and enforce late fees, litter fines & payment plan agreements
  • Submit eviction request orders to attorney or County Courthouse on resident's delinquent in rental payments
  • Attend/testify at eviction/damage hearings when deemed necessary

Contacts and Liaisons: The Property Manager will regularly communicate with all necessary RealAmerica Management Company employees, their supervisors, outside vendors and other individuals as deemed necessary to fulfill the responsibilities of the position.
