The Senior Data Analyst will be the company’s Microsoft Power BI subject matter expert, helping establish scalable reporting practices, semantic and metric consistency, dashboard standards, and effective self-service analytics. The role will combine hands-on analytical expertise with strong business analysis, documentation, quality assurance, and delivery management skills to improve the speed, consistency, and business value of analytics products. The role will also help evaluate and responsibly adopt AI-enabled analytics capabilities that improve data exploration, analyst productivity, insight generation, and self-service analytics while maintaining appropriate data security, governance, validation, and human oversight.

This position will partner closely with Technology leadership, operations, revenue management, marketing, finance, investment teams, data engineering, application teams, vendors, and other stakeholders. In addition to ongoing BI and reporting initiatives, the Senior Data Analyst will support property acquisitions, COTS product integrations, report rationalization, data migration activities, and other projects where data, reporting, and business process requirements must be clearly defined and validated.

Duties and Responsibilities

  • Serve as the primary business-facing analyst for Data Intelligence initiatives, facilitating discovery sessions to understand business objectives, processes, reporting needs, pain points, and success measures
  • Translate business requirements into clear, actionable functional requirements, user stories, acceptance criteria, data definitions, mockups, report specifications, and technical documentation suitable for distributed development teams
  • Lead the analytics factory workflow from intake through delivery, including requirements clarification, prioritization, backlog readiness, developer handoff, status coordination, quality assurance, user acceptance testing, and business sign-off
  • Serve as the Microsoft Power BI subject matter expert and establish standards and best practices for dashboard design, semantic models, data modeling, DAX, Power Query, performance, usability, security, deployment, and maintainability
  • Partner with offshore BI developers and other delivery resources to answer questions, resolve ambiguity, review designs, validate output, and ensure delivered solutions meet documented business requirements and quality standards
  • Support report rationalization by evaluating existing reports, dashboards, data sources, usage patterns, business value, duplication, retirement candidates, consolidation opportunities, and migration to a scalable Power BI-based reporting environment
  • Support the ongoing development, maintenance, quality, adoption, and evolution of enterprise dashboards and other executive and operational reporting assets
  • Define and document business metrics, calculations, dimensions, filters, hierarchies, and reporting logic to improve consistency and trust across dashboards and analytical products
  • Perform hands-on analysis using Power BI, SQL, Excel, and related tools to investigate business questions, validate data, reconcile results, identify trends, and communicate actionable insights
  • Evaluate and apply AI-enabled analytics capabilities—including Microsoft Copilot, Fabric AI capabilities, natural-language analytics, automated insight generation, and AI-assisted SQL/DAX development—to improve productivity and accelerate insight delivery while ensuring outputs are validated, secure, governed, and appropriate for business use
  • Partner with data engineering, application teams, infrastructure, security, vendors, and business owners to ensure reporting and analytics solutions are reliable, scalable, secure, governed, and aligned with enterprise architecture
  • Support property acquisition activities by assessing source-system data, reporting needs, KPI alignment, data mapping, conversion requirements, validation rules, and post-conversion reporting readiness
  • Support COTS product implementations and integrations by documenting data and reporting requirements, source-to-target mappings, interfaces, reconciliation needs, downstream impacts, and business acceptance criteria
  • Contribute to practical data governance by documenting data ownership, definitions, lineage, quality expectations, stewardship responsibilities, and approved business rules as part of normal analytics delivery
  • Create clear communication for Technology and business stakeholders, including requirements documents, process flows, status updates, risks, dependencies, decisions, test results, release notes, and user guidance
  • Promote analytical rigor, documentation, reuse, knowledge sharing, continuous improvement, and measurable business impact across the Data Intelligence delivery process

 

Requirements:

  • Bachelor degree and 5+ years of progressive experience in data analytics, business intelligence, reporting, analytics engineering, business analysis, or related technology functions
  • Advanced hands-on experience with Microsoft Power BI, including dashboard and report development, data modeling, semantic models, DAX, Power Query, performance optimization, and deployment practices
  • Demonstrated experience eliciting, analyzing, documenting, and validating business requirements for data, reporting, dashboard, or analytics solutions
  • Experience translating business requirements into detailed specifications, user stories, acceptance criteria, data definitions, mockups, and other artifacts that can be executed by remote development teams
  • Strong understanding of BI delivery lifecycles, dimensional and analytical data modeling, metric definition, reporting standards, dashboard usability, and self-service analytics enablement
  • Strong SQL skills and experience analyzing, validating, reconciling, and troubleshooting data across multiple source systems and enterprise data platforms
  • Experience performing quality assurance and user acceptance testing for dashboards, reports, data products, integrations, or analytical solutions
  • Experience partnering with cross-functional business stakeholders to clarify business questions, manage competing priorities, communicate trade-offs, and drive decisions to closure
  • Ability to communicate effectively with both business and technical audiences and to convert ambiguous requests into structured, testable requirements
  • Strong problem-solving, critical-thinking, documentation, facilitation, prioritization, stakeholder management, and project coordination skills
  • Ability to work effectively with geographically distributed teams and to manage multiple initiatives in a fast-paced, evolving, multi-site organization
  • High attention to detail with a strong commitment to data accuracy, metric consistency, documentation quality, and business outcomes

 

Preferred:

  • Experience in self-storage, retail, real estate, property operations, revenue management, marketing analytics, investment analytics, or another multi-site operating environment
  • Experience supporting a distributed analytics delivery model, BI center of excellence, managed-service model, or other structured development factory
  • Experience with Microsoft Fabric, Azure data services, data warehouses, data lakes, data marts, gateways, deployment pipelines, or related Microsoft analytics technologies
  • Experience supporting property acquisitions, mergers, system conversions, data migrations, or post-acquisition integration activities
  • Experience supporting COTS software implementations and integrations, particularly where data mapping, reporting, reconciliation, and downstream analytics are material to project success
  • Experience using AI-enabled analytics tools such as Microsoft Copilot, Microsoft Fabric AI capabilities, Azure AI, or comparable platforms to accelerate data exploration, visualization, SQL/DAX development, documentation, and insight generation
  • Working knowledge of generative AI concepts, prompt engineering, natural-language analytics, and techniques for validating AI-generated analysis for accuracy, bias, data privacy, security, and appropriate business use
  • Experience incorporating governed AI capabilities into BI or analytics workflows, including self-service analytics, automated insight generation, or AI-assisted analyst and developer productivity
  • Relevant Microsoft certifications, including Power BI Data Analyst Associate or equivalent analytics, data platform, cloud, Agile, or business analysis certifications
