Job description

Development Project Manager

SUMMARY 

Mortenson is currently seeking a Development Project Manager who will be responsible for providing project leadership during the development phase to positively impact project feasibility by implementing creative design-build strategies, including but not limited to, market research, partner selection, design phase advancement, scope and budget alignment and procurement strategies. Also responsible for providing overall execution of development projects during the construction phase by maintaining strong investor and customer relationships and ensuring development contracts are appropriately administered.  Will be expected to manage multiple projects including types across the development regions.

RESPONSIBILITIES

  • Create/Develop Basis of Design to set assumptions for of the building type, systems, function, and finishes.

  • Preparation of Project Target Value in accordance with overall total project budget. 

  • Research and help maintain historical cost database on all construction product types.

  • Assist in preparation of test fit and or conceptual plans.

  • Work with Developers to assist in the preparation of information for Investment Committee (ICOMM)

  • Present Feasibility Package to Operating Group and align on project scope and budget.

  • Partner with Operating Group to select Design Team.

  • Work with Development team and assist with obtaining due diligence information.

  • Leverage construction SME in design management ensuring that Design/Build philosophies are used to guide design to expected scope and budget.

  • Track and monitor city entitlement processes.

  • Provide the Development team with the necessary information for preliminary scope, schedule and budget packages.

  • Share Lessons Learned with project team around both product type, site considerations and Design/Build.

  • Review Drawing packages for quality issues, scope concerns and general alignment with Basis of Design.

  • Review and understand stages and gates from both a schedule and spend considerations.

  • Assist Development team with documentation required for Financial Review Committee (FRC)

  • Provide Construction Management oversite including review and approval of payment applications, change orders, project schedule status, monthly reports, and resolution of project issues as necessary.

  • Lead project close-out with project team including obtaining necessary documents and ensuring punch list is complete.

  • Lead corporate initiatives, and engage in strategic efforts with business service groups to promote collaboration, communication and continuous improvement 

  • Effectively work and build relationships with those of diverse backgrounds and organizational levels 

  • Lead team members by example, offer effective coaching and feedback, and effectively manage performance.

QUALIFICATIONS

  • Bachelor's degree in Construction Management, Construction Engineering, Civil, Real Estate, Estimating, or equivalent field 

  • Minimum of 5 years of relevant experience

  • Strong Design/Build skills around problem solving, subject matter expertise and alignment with operating groups.

  • Detail orientation sufficient to organize and manage multiple project tasks

  • Risk management skills

  • Microsoft Office, project and pertinent web application skills at an intermediate level

  • Willingness to review new software that potentially adds value and increases efficiency. 

  • Shown positive and professional attitude, and strong customer service skills

  • Ability to interpret and communicate Mortenson policies 

  • Shown ability to resolve cross-cultural conflict in a culturally appropriate manner

  • Active listening skills and effective communication including an openness to diverse input and feedback

  • Overnight travel is required periodically to attend design milestone meetings, site visits and MDI planning as needed.

The base pay range for this role is $113,500 - $170,300. (Actual range is higher for the following office locations: Denver, CO and Chicago, IL - 5%, Seattle, WA, and Portland, OR - 10%, Washington, D.C. - 12.5%). 

Base pay is positioned within the range based on several factors including an individual's knowledge, skills, and experience, with consideration given to internal equity.
