This historic block, located in downtown Denver’s LoDo neighborhood, was once home to Windsor Dairy and is now a vibrant micro-district that boasts Class A commercial office space, ground-floor retail shops, restaurants, bars, a luxury coworking space, and a 172-room hotel.

Position Summary:

The Marketing & Creative Coordinator is a core component of Dairy Block’s marketing and events team, working with an array of stakeholders, partners, and small business owners to support marketing execution, create strong visual storytelling tools, and provide event and administrative support across a variety of programs. The Coordinator executes social media strategy set by the Director of Property Management and supports logistical planning and coordination for Dairy Block events, activations, and pop-ups. This role requires strong creative and design sensibilities, digital marketing acumen, excellent organization and communication skills, creative problem solving, and relationship building. We are seeking candidates with a passion for placemaking and a strong desire to immerse themselves in the vibrant Denver and Lower Downtown food, art, events, and retail scenes while understanding that Dairy Block’s marketing efforts ultimately support property performance, tenant success, leasing activity, and owner objectives. Successful applicants will actively engage with and contribute to these communities, strengthening tenant relationships and representing the Dairy Block brand in the neighborhood and community while balancing multiple priorities and goals.

Key Responsibilities:

Graphic Design & Creative Production

  • Produce marketing materials including posters, flyers, digital ads, email graphics, and social assets in alignment with brand standards that feel inspired and connected
  • Support wayfinding and on-site promotional needs for various stakeholders

Website & Content Management

  • Manage routine website updates including event postings, PR, tenant content, seasonal programming, and promotional updates.
  • Utilize CMS tools to upload and optimize content.
  • Develop and optimize website content to support organic search visibility, using SEO best practices across events, property experiences, tenant offerings, seasonal programming, and other evergreen content.

General Marketing Execution

  • Assist in executing the annual marketing plan aligned with property performance goals (traffic, tenant sales support, leasing activity, brand awareness).
  • Track and report monthly marketing KPIs including engagement, email performance, digital ad performance, website analytics, and event ROI.
  • Serve as a visible brand and community ambassador for Dairy Block.

Social Media Strategy & Execution

  • Execute social media strategy set by the Senior Marketing Manager using a structured content calendar.
  • Create, schedule, and publish content across platforms with consistent brand voice.
  • Track engagement metrics and provide monthly performance analysis.
  • Monitor tenant channels and provide actionable marketing recommendations with the oversight of the Sr. Marketing Manager.
  • Identify emerging trends in retail, hospitality, and mixed-use property marketing and create layered approaches that integrate those of placemaking, community engagement, and design.
  • Develop collaborative content and partnership opportunities aligned with brand positioning, tenant businesses, and property goals.
  • Create strategies to boost UGC and inspire online engagement that feels valuable, authentic, and informative.

Events & Activations

  • Assist with development, logistics, and on-site execution of property-wide events, pop-ups, and activations.
  • Collaborate with tenants and hotel partners to create evergreen and seasonal programming.
  • Circulate a weekly event calendar to operations team.
  • Track attendance and event performance when applicable.
  • Provide administrative support with event planning, tracking, and follow-up.

Property Brand Oversight & Enhancement:

  • Conduct routine property walkthroughs to evaluate signage, visual consistency, and brand alignment.
  • Partner with property management and operations to address discrepancies.
  • Maintain promotional site map and signage inventory.

Digital Marketing & Performance Analytics

  • Support development and execution of paid digital advertising campaigns across Meta, Google, and other relevant platforms.
  • Conduct basic market research on competitive mixed-use properties, retail trends, and event programming to inform marketing strategy.
  • Support leasing efforts by assisting with demographic research, trade area data, and audience insights.
  • Monitor campaign performance metrics including impressions, CTR, conversions, cost per click, and audience growth.
  • Prepare monthly marketing dashboards summarizing digital performance and key insights.
  • Analyze website and consumer analytics (Google Analytics or similar) to track traffic sources, user behavior, and campaign effectiveness.

CRM & Email Marketing

  • Manage and maintain CRM and email marketing platform including list segmentation, tagging, audience growth, and data hygiene.
  • Draft and deploy monthly newsletters and targeted campaigns aligned with events, tenant promotions, and seasonal activations.
  • Implement segmentation strategies to improve open rates, click-through rates, and subscriber engagement.
  • Monitor and report on email performance metrics with recommendations for optimization.

Tenant & Community Relations

  • Communicate monthly with tenants to align campaigns and encourage collaboration.
  • Provide marketing support recommendations to drive tenant sales.
  • Build relationships with tenant marketing teams and community partners.
  • Maintain distribution list for community poster placements and partnerships.

Leasing Support

  • Assist with marketing materials supporting leasing efforts.
  • Research and present prospective retail/event/decor concepts aligned with property strategy.
  • Field inquiries and route leads appropriately.

Administrative & Vendor Coordination

  • Coordinate with external vendors including digital agencies, photographers, printers, and event partners.
  • Assist with vendor contracts, invoicing, expense tracking, and budget monitoring.
  • Maintain marketing inventory and materials.

Qualifications:

Required Skills & Experience

  • Bachelor’s degree in Marketing, Communications, Business, Graphic Design, UX Design, or related field (or equivalent combination of education and experience).
  • 2+ years experience in marketing, graphic design, digital marketing, retail marketing, hospitality marketing, or commercial real estate marketing.
  • Portfolio or website demonstrating relevant creative/design work required with application.
  • Demonstrated experience with:
    • Design and web platforms such as Adobe Suite and WordPress
    • Paid digital advertising platforms (Meta Ads, Google Ads preferred)
    • Social media content management tools
    • Email marketing platforms and CRM management
    • Website analytics tools
  • Experience in commercial real estate, mixed-use environments, hospitality, retail, or destination marketing is a plus.

Remote work is not guaranteed and is dependent upon property coverage, events, meetings, and other business needs.

Work Environment:

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee is occasionally exposed to outside weather conditions. Event execution will require lifting + set-up of signage, chairs, tables, etc (up to 35 lbs).
