Summary of the Position: Tishman Speyer is looking for a Coworking Manager to join the Studio team in Midtown, New York. Our Studio team is central to the member experience. Beyond just a beautiful workspace, our top priority is to create a hospitable, welcoming, and fun environment that gets our members excited to come to work each day. We want our members to feel like Studio is the place where they can be most productive and can meet their full potential.

Your key responsibilities:Team Management
  • Oversee junior staff (ambassadors and hospitality assistants) in daily community operations
  • Train newly hired ambassadors and hospitality assistants
  • Motivate team and hold them accountable for responsibilities and goals across all key areas of the business (sales, operations, finance, member experience, hospitality, and more)
Sales & Business Development
  • Assist with tours and selling space in order to meet and maintain buildings target occupancy
  • Includes touring, pitching, negotiating, and contract execution
  • Assist with lead generation through outbound sales in collaboration with Studio Sales team
  • Support renewal negotiations
  • Lead sales for external bookings of conference room and event space
  • Manage leasing platforms (Peerspace, Truss, etc.)
  • Lead marketing ideation and execution with internal teams
  • Manage external marketing platforms (i.e. google, yelp)
  • Find ways to maximize revenue through ancillary fees
Operations
  • Manage entire new member onboarding & moveโ€‘in/out process (from lease to day 1 to term)
  • Ensure education and enforcement of Studioโ€™s policies and procedures for all members
  • Oversee relationships with thirdโ€‘party partners (building, facilities, F&B, etc.) to ensure efficient and effective operations while trying to minimize costs without compromising quality
  • Lead repairs, maintenance, or updates required in the space
  • Support space operations including daily walkthroughs and inventory management
Hospitality
  • Oversee development of community initiatives and event strategy designed to create connections between members (i.e., member intros, networking, engaging & fun events)
  • Provide proactive, warm service that goes above and beyond to keep members happy
  • Meet regularly with senior member stakeholders to discuss objectives and gather feedback
  • Analyze member survey results and develop strategic recommendations and action plan
  • Solve memberโ€‘related issues and conduct feedback analyses to address opportunity areas
  • Oversee resolution of member complaints in a timely manner
Events
  • Oversee event strategy (i.e., calendar for the month, events with purpose, good mix of themes)
  • Oversee event budget to ensure it is maximized by cutting costs without sacrificing quality
  • Increase local and strategic partnerships in order to decrease event spend
  • Oversee event ideation, planning & execution
  • Develop innovative ways to surprise and delight members to create a unique experience
Finance
  • Assist with building budget by reviewing monthly expenditures and determining cost saving opportunities while still maintaining standards
  • Assist with member billing by managing membersโ€™ fees and payment process
  • Review accounts payable invoices and identify trends and ways to reduce costs
  • Manage invoice input into system and payment
About you:Qualifications:
  • College graduate with fourโ€‘year degree
  • 3โ€‘5 years of experience in coworking, hospitality, sales, or operations
  • Sales and business operations experience required
  • Financial literacy and experience managing a team preferred
  • Due to the nature of the role this position requires onsite presence

The base compensation range for this role is $65,000 to $75,000.

This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to fullโ€‘time Tishman Speyer employees.

This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and/or licensure required of an individual in this particular role.

The base range is also specific to members of Tishman Speyerโ€™s New York team, as weโ€™ve considered factors specific to this geography.
