Job Overview:
The Co-op Housing General Manager is the single point of contact in the community, enhancing communication and overseeing the onsite staff and operations. The Co-op Housing General Manager is responsible for overseeing the day-to-day operations, financial management, property maintenance, regulatory compliance, and resident relations of the cooperative housing community. This role works closely with the Board of Directors to ensure effective governance, high-quality resident services, and long-term sustainability of the cooperative.

Your Responsibilities:
The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned every duty.
- Oversee the daily operations and administration of the cooperative housing community.
- Interface with all residents and guests and follow through on all request.
- Manage all move in/outs. Inspect before and after that no damage occurred when completed.
- Ensure compliance with cooperative bylaws, policies, occupancy agreements, and applicable housing regulations.
- Manage resident relations by addressing concerns, resolving conflicts, and promoting a positive community environment.
- Coordinate board meetings, prepare reports, maintain records, and support governance activities.
- Develop and administer operating budgets; monitor expenses and recommend cost-control measures.
- Supervise property maintenance, repairs, renovations, and vendor contracts to ensure safe and well-maintained facilities.
- Manage occupancy processes, including applications, move-ins, move-outs, and resident orientation.
- Ensure timely collection of housing fees, assess delinquencies, and maintain accurate financial records.
- Oversee risk management, safety programs, emergency preparedness, and regulatory compliance.
- Recruit, supervise, train, and evaluate maintenance, administrative, or support staff as applicable.
- Coordinate community programs, meetings, and initiatives that foster resident engagement and cooperative participation.
- Serve as the primary liaison between residents, the cooperative board, contractors, government agencies, and other stakeholders.
- Monitor capital improvement projects and provide recommendations regarding property enhancements and long-term asset management.
- Prepare operational, financial, and occupancy reports for the Board of Directors and other stakeholders

- Practice and adhere to FirstService Residential Global Service Standards.
- Conduct business at all times with the highest standards of personal, professional and ethical conduct.
- Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
- May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
- Ensure all safety precautions are followed while performing the work.
- Follow all policies and Standard Operating Procedures as instructed by Management.
- Perform any range of special projects, tasks and other related duties as assigned.
Skills and Qualifications:
- Bachelor's Degree in Business or related field from an accredited college or university, and three years of experience in Property Operations, Hospitality or Cooperative; or equivalent combination of education and experience. Must have any state specific certifications and licenses or willing to obtain them within one year.
- A minimum of seven years of successful community management experience or equivalent professional experience in a related field, with at least 4 of those years responsible for a staff with a variety of expertise, background and job assignments.
- Management experience in a small or medium-sized organization including responsibility for more than one functional department or division preferred.
- Understanding of physical building management, Cooperative bylaw, financial planning and law affecting property management.

- Directly interact with the staff of the association/community and the designated Board of Directors within the governance model for the purpose of advisement and ultimate implementation of Board directives.
- Possess budgetary knowledge and control for the purpose(s) of executing programs within the community as well as related activities that may be cost-shared for the benefit of the community.
- Display a community posture that positively represents the vision of the association/community.
- Effectively communicate to instill confidence in the homeowners that reside within the community as well as the public that may interact through designated programs.
- Intermediate knowledge of Microsoft Applications, especially Word and Excel.
- Must be goal minded and possess a self-starting drive to get the job done.

- Must be present at the building in a full-time status (40 hours/week) and additional hours as needed.
- Must be able to operate a motor vehicle, possess a valid driver's license and must not have a record of a revoked or suspended license.

Computer and peripherals, standard and customized software applications and tools, and usual office equipment.

- Must be mobile enough to move around both the office in order to make copies, send mail and faxes and to walk around the property. This could include lengthy walks on uneven areas.
- Talking and hearing occur continuously in the process of communicating with guests, supervisors, and other associates.
The work environment characteristics are normal office conditions at an onsite community. Hours over and above normal office hours will occur, including evenings, holidays, and some weekends. Schedule is subject to change based on business needs.
Travel:
- Within the Kansas City metropolitan area. Must possess a valid driver's license and insurance, and must not have a record of a revoked or suspended license as determined upon review of the motor vehicle driving report or record in accordance with applicable law.
- Must possess the minimum essential motor vehicle insurance
- Must have a personal vehicle that will be used for business purposes (mileage reimbursement provided).
