Lupoli Companies is a vertically integrated owner, operator, and developer within the hospitality, food manufacturing, and real estate sectors.


The Controller – Real Estate will oversee all financial and accounting operations for Lupoli’s real estate portfolio, which includes commercial, residential, mixed-use, and development properties. This role is responsible for ensuring timely and accurate property-level and consolidated financial reporting, cash flow management, lender compliance, and strong internal controls across multiple entities and ownership structures.


This position requires advanced expertise in real estate accounting, strong leadership capabilities, experience managing multi-entity structures, and proficiency in ERP/property management systems.

Requirements:

Key Responsibilities:


Technical

· Timely execution of month-end closing checklists for all real estate entities

· Timely execution of monthly financial and management reporting including:

  • · Property-level income statements
  • · Balance sheets
  • · Cash flow statements
  • · Net Operating Income (NOI) reporting
  • · Occupancy and rent roll reporting

· Analysis of management reports and financial statements with detailed variance analysis

· Prepare annual budgets and an annual budget review process, along with monthly rolling forecasts

· Review and improve accounting policies and processes specific to real estate operations

· Oversight of timely and accurate AP, AR, tenant billing, GL, bank and intercompany reconciliations, and CAM reconciliations

· Oversight of accurate lease accounting, revenue recognition, escalations, and percentage rent

· Oversight of:

  • · CAPEX tracking and construction/development accounting
  • · fixed assets and depreciation schedules
  • · debt schedules, lender reporting, and covenant compliance
  • · property tax, insurance, and accrual accounting
  • · corporate allocations across ownership entities

· Maintain proper internal controls and segregation of duties

· Provide a view on liquidity position and property-level cash flow

· Ensure smooth working capital management across real estate entities

· Support third-party tax preparers and auditors with federal, state, and local compliance


Team Management

· Oversight and manage a team of 2-3 people as part of real estate accounting team

· Allocate, measure, and report on KPIs to the team members


Technology

· Manage accurate accounting for financial and management reporting through ERP/property management systems (Yardi or similar)


Certifications & Skill Sets: Relevant Experience 8-10 years


Qualifications & Certifications

· BBA in Accounting required

· Real Estate industry experience required

· Experience with commercial, residential, or mixed-use portfolios preferred

· Public auditing experience preferred

· Experience with multi-entity ownership structures preferred

· Experience as a Controller / Finance leader with strong leadership skills
