SUMMARY

ModernControls is seeking a results-driven Contract Sales Representative to support the growth of our service business through the sale of maintenance agreements, service contracts, and retrofit opportunities.

This role focuses on developing new business while maintaining strong relationships with existing customers. The ideal candidate is comfortable in a fast-paced environment, understands HVAC/building systems, and can effectively communicate value-driven service solutions to customers.


Essential Functions & Responsibilities

  • ย Work effectively in a team selling environment. Culture is everything!ย 
  • ย Travel within assigned territory to meet new and existing customers in commercial and industrial facilitiesย 
  • ย Prospect, cold-call, and network to develop new service contract opportunitiesย 
  • ย Generate and qualify leads for maintenance agreements, inspections, and repair servicesย 
  • ย Conduct site visits to assess customer needs and identify service opportunitiesย 
  • ย Develop and present proposals for preventative maintenance agreements and service contractsย 
  • ย Negotiate pricing, scope, and contract terms with decision-makers to close salesย 
  • ย Build and maintain strong relationships with customers, vendors, and internal teamsย 
  • ย Coordinate with Service and Operations teams to ensure proper contract executionย 
  • ย Follow up on open proposals and maintain a strong sales pipelineย 
  • ย Maintain accurate records of leads, opportunities, and accounts within CRM systems (e.g., BidTracer or equivalent)ย 
  • ย Collaborate with other business units to identify cross-selling opportunities (BAS, mechanical projects, retrofits)ย 
  • ย Support renewal efforts to retain and grow existing maintenance agreementsย 
  • ย Participate in training, sales meetings, and business development initiativesย 
  • ย Achieve or exceed assigned revenue, margin, and contract growth targets

Preferred Knowledge/Skills, Education and Experience:


  • ย High School Diploma or GED required; Bachelor's Degree in Business, Engineering, or related field preferredย 
  • ย 2-5 years of experience in HVAC, mechanical services, building automation, or service salesย 
  • ย Experience selling maintenance agreements, service contracts, or technical solutions in a commercial/industrial environmentย 
  • ย Working knowledge of HVAC systems, building automation systems, and mechanical equipmentย 
  • ย Familiarity with BAS platforms such as Johnson Controls, Siemens, or Honeywell (preferred)ย 
  • ย Proficiency in Microsoft Office (Excel, Word, Outlook) and CRM systems (e.g., BidTracer or similar)ย 
  • ย Strong understanding of sales processes including prospecting, pipeline management, and closingย 
  • ย Ability to read and interpret basic construction drawings, MEP plans, and service scopesย 
  • ย Strong communication, negotiation, and relationship-building skillsย 
  • ย Financial acumen with an understanding of pricing, margins, and contract structuresย 
  • ย Highly organized with the ability to manage multiple accounts and prioritiesย 
  • ย Self-motivated, goal-oriented, and able to work independentlyย 
  • ย Valid driver's license with a clean driving recordย 
  • ย Ability to travel regularly within assigned territory
