About the role

We are seeking an experienced and detail-oriented Project Controls / Scheduler to support complex construction projects throughout the Southeast region. This role is responsible for developing, maintaining, analyzing, and reporting project schedules and progress for industrial and commercial construction projects, including manufacturing facilities, power projects, and data centers.

The ideal candidate will possess strong expertise in Critical Path Method (CPM) scheduling, resource and cost-loaded schedules, Time Impact Analyses (TIAs), and Earned Value Management (EVM) methodologies. This individual will work closely with project managers, superintendents, estimators, subcontractors, and clients to ensure accurate project planning, forecasting, and performance tracking.

This position plays a critical role in supporting project execution, identifying risks, improving predictability, and driving successful project outcomes.


What you'll do

  • Scheduling & Planning

    • Develop, maintain, and update detailed CPM project schedules from preconstruction through project closeout.
    • Build and manage baseline schedules using Primavera P6 and/or Outbuild
    • Develop resource-loaded and cost-loaded schedules to support forecasting and project controls efforts.
    • Create and maintain short-interval schedules, look-ahead schedules, and milestone tracking reports.
    • Analyze schedule impacts and identify critical path activities and project risks.
    • Support bid and proposal efforts with conceptual scheduling and sequencing input.

    Project Controls

    • Monitor project progress and productivity against baseline schedules and budgets.
    • Perform schedule updates and progress analysis in coordination with project teams.
    • Develop earned value reports and performance metrics to evaluate project health and forecast outcomes.
    • Assist project teams with forecasting labor, productivity, and cost performance trends.
    • Support management reporting with schedule narratives, dashboards, and executive summaries.

    Delay Analysis & Claims Support

    • Prepare and analyze Time Impact Analyses (TIAs) related to schedule changes, delays, and disruptions.
    • Evaluate impacts from design changes, field conditions, procurement issues, and subcontractor performance.
    • Assist project leadership with schedule recovery plans and mitigation strategies.
    • Support documentation and analysis for change orders, claims, and dispute resolution efforts.

    Collaboration & Communication

    • Work closely with project managers, superintendents, engineers, subcontractors, and clients to ensure schedule alignment.
    • Participate in project planning meetings, pull planning sessions, and progress reviews.
    • Communicate schedule risks, opportunities, and corrective actions to project stakeholders.
    • Support continuous improvement initiatives related to project controls and scheduling processes.

Requirements:

  • Education & Experience

    • Bachelor's degree in construction management, Engineering, Project Controls, or related field preferred.
    • Minimum 5+ years of scheduling or project controls experience in construction or industrial projects.
    • Experience supporting industrial, manufacturing, power, or data center projects strongly preferred.
    • Equivalent combinations of education and relevant field experience may be considered.

    Technical Skills

    • Strong working knowledge of CPM scheduling principles and best practices.
    • Proficiency in Primavera P6 required; Microsoft Project and Outbuild experience preferred.
    • Experience with resource-loaded and cost-loaded schedules.
    • Demonstrated capability in Earned Value Management (EVM) and project performance analysis.
    • Experience preparing and evaluating Time Impact Analyses (TIAs).
    • Strong understanding of construction sequencing, means and methods, and field operations.
    • Proficiency in Microsoft Excel and reporting/dashboard tools.
    • Familiarity with construction management platforms and project controls systems is a plus.

Preferred Certifications

  • PSP (Planning & Scheduling Professional) certification preferred.
  • PMP (Project Management Professional) certification is a plus.
  • AACE International or related project controls certifications preferred.
  • LEAN certification is a plus.
