What does a Condo Property Manager do?

A Condo Property Manager oversees the daily operations and maintenance of condominium properties. Their responsibilities include managing budgets, coordinating repairs and maintenance, handling resident complaints, enforcing building rules, and ensuring compliance with local regulations. They also work closely with the condominium board to implement policies, hire and supervise staff, and manage vendor relationships. The goal of a Condo Property Manager is to maintain the property’s value and ensure a safe, comfortable living environment for residents.

What are the key skills and qualifications needed to thrive as a Condo Property Manager, and why are they important?

To thrive as a Condo Property Manager, you need strong knowledge of property management, budgeting, and legal compliance, often supported by a real estate license or property management certification. These competencies ensure efficient operations, resident satisfaction, and regulatory compliance within a condominium community.

What are some common challenges a Condo Property Manager faces when balancing the needs of residents and the requirements of the condo board?

Condo Property Managers often act as a bridge between residents and the condo board, which can present challenges such as managing differing expectations, handling disputes, and ensuring compliance with bylaws. Balancing the immediate concerns of residents (like maintenance requests) with the board's long-term goals (such as budgeting and capital improvements) requires strong communication and organizational skills. Successful managers proactively communicate updates, mediate conflicts diplomatically, and prioritize transparency to foster trust among all parties. This collaborative approach helps maintain a positive community environment while upholding the board's directives.

We currently manage approximately 6,700 apartment homes across 27+ properties, with even more growth on the horizon.
Our team is united by a shared passion for creating meaningful experiences - for our residents, our partners, and each other. We believe that character counts, culture matters, and people come first. While skills and experience are important, we're most proud of the values our team lives every day: character, integrity, and a drive to deliver excellence in the communities we serve.

About This Role
This is not a standard property management role, so we're not looking for a standard candidate.
The Novus is a mixed-use high-rise in Durham, NC, combining 54 condominium residences, 20,000+ square feet of retail space, 188 apartment homes, and an amenity program built for activation. You will assist in the management of the condominiums and retail components as the leader held accountable for the building's operations, governance, and community experience.
Throughout any given week, you will need to prioritize a wide range of responsibilities, which could include preparing board meeting materials for condo owners, resolving a maintenance issue with a retail tenant, or executing a community event that draws residents and neighbors into the building's common spaces. You will serve a board with fiduciary duties, commercial tenants with business expectations, and a developer-owner who cares about placemaking. You'll need to shift registers fluently and never lose your composure.
If you thrive on variety, own your outcomes, and are energized by complexity - this role was designed for you.
