Position Summary: The Community Manager is responsible for overseeing all aspects of the community's daily operations, including leasing performance, rent collection, resident relations, financial oversight, and maintenance coordination. This role leads and manages the on-site team while ensuring operational efficiency, regulatory compliance, and exceptional resident service. This position also focuses on maintaining strong relationships with owners, residents, and team members while positively representing the organization within the community.
Key Responsibilities:
Property Operations & Leadership
• Lead and support leasing initiatives to maintain or exceed occupancy goals
• Supervise, motivate, and develop on-site staff to promote excellent customer service and operational efficiency
• Serve as the primary liaison between the organization, community staff, residents, and vendors
• Foster a positive team environment that motivates staff and encourages professional growth
• Represent the property and the organization with professionalism at all times
Financial Management
• Monitor operating expenses to ensure the community meets financial and budget goals
• Provide explanations for budget variances and complete monthly financial reporting as required
by upper management
• Collect rent and manage delinquent accounts, including coordinating the eviction process in
accordance with company procedures and legal guidance
• Ensure all resident charges, rent increases and financial transactions are accurately processed in
the property management system
Leasing & Resident Experience
• Execute marketing strategies to attract prospective residents and retain current residents
• Process applicant screenings and manage the leasing lifecycle, including move-ins, move-outs,
and lease renewals
• Maintain strong, positive relationships with residents to promote a welcoming living
environment while enforcing lease agreements and community policies
• Build relationships with prospects and residents to strengthen community engagement and
reputation
Maintenance & Property Standards
• Coordinate and oversee maintenance operations to ensure service requests are completed
efficiently and to established standards
• Conduct regular property inspections to maintain curb appeal and ensure safety and quality
standards are met
• Implement maintenance workflows that support productivity and resident satisfaction
Vendor & Market Management
• Upon approval by owners, the Community Manager is responsible for monitoring contract
expirations with vendors and subcontractors and ensuring quality services are delivered in a
timely and cost-effective manner
• Develop and maintain relationships with vendors and community partners to support property
operations
• Stay informed on local market trends to ensure competitive positioning and effective leasing
strategies
Compliance & Administrative Responsibilities
• Maintain accurate records and documentation including resident files, financial reports,
renewals, and service requests in the company's property management systems
• Ensure compliance with Fair Housing laws, local regulations, company policies, and safety
standards
• Complete additional administrative and operational tasks as assigned
Work Environment & Physical Requirements:
• Ability to respond to community needs outside of standard working hours when necessary
• Prolonged periods of sitting while using standard office and computer equipment
• Ability to walk the property regularly for inspections and resident engagement
• Ability to climb stairs, stand, and walk for extended periods during property tours and
inspections
Requirements:
  • Previous property management experience is required.
  • Experience with OneSite and KNOCK is preferred.
  • Strong leadership, organization, and communication skills.
  • Ability to manage time effectively and handle multiple priorities.
  • Proficiency in property management software, Microsoft Office Suite, and digital tools.
  • High school diploma or equivalent required; college degree a plus.
  • Must pass background and drug screening.
  • Must be able to provide proof of valid vehicle insurance.
  • Valid Drivers License and reliable transportation
