Maintenance Supervisor:

The Housing Opportunities Commission of Montgomery County (HOC) was established in 1974 to better respond to the Countyโ€™s need for affordable housing. HOC is authorized to acquire, own, lease, and operate housing; to provide for the construction or renovation of housing; obtain financial assistance from any public or private source to assist its housing activities; and arrange for social services, resident services, and daycare.

Description:

The Maintenance Supervisor is responsible for full operational oversight, coordination, quality control, and accountability of all maintenance operations for assigned properties, ensuring service delivery, compliance, and asset preservation.

Job Duties:

Operational Leadership & Work Order Management

โ€ข Monitor work order backlog and completion rates.

โ€ข Assign daily priorities and allocate labor resources.

โ€ข Audit completed work orders for quality and timeliness.

โ€ข Respond to emergency maintenance situations.

Staff Supervision & Performance Management

โ€ข Supervise, mentor, and evaluate staff.

โ€ข Ensure accountability for productivity and quality.

โ€ข Conduct performance evaluations and corrective actions.

Preventive Maintenance & Compliance

โ€ข Implement preventive maintenance programs.

โ€ข Ensure inspection readiness and compliance tracking.

Budget & Financial Management

โ€ข Manage maintenance budgets and monitor variances.

โ€ข Provide financial reporting and cost control strategies.

Vendor Oversight

โ€ข Manage contractors and review scopes of work.

โ€ข Approve invoices based on quality performance.

Technical Maintenance Support

โ€ข Perform HVAC, plumbing, electrical, and general repairs as needed.

Minimum Qualifications:

Experience:

  • At least five years of experience in the maintenance of multifamily dwellings, to include electrical, plumbing, heating, venting, and air conditioning systems as well as interior and exterior building maintenance.
  • At least two years of maintenance supervisory experience or equivalent lead worker responsibility in a maintenance environment.

Education:

  • An Associate of Arts Degree in a maintenance trade, or multiple completions of Certificates for classes attended, or Licenses or /registrations in the maintenance trades or the equivalent.

Knowledge, Skills and Abilities:

  • Ability to supervise others.
  • Knowledge of heating, venting, air conditioning systems and how to repair and maintain them.
  • Universal CFC preferred.
  • Knowledge of plumbing and plumbing fixtures and how to repair them.
  • Knowledge of electrical wiring in multifamily dwellings and how to maintain and repair the same.

* Salary Range: Grade 23- Min: $68,467 - Mid: $90,847 Max: $113,227 | Salary determined by departmental budget- Offer commensurate with experience.
