Job description

The opportunity

615 Ventures is seeking a Commercial Leasing and Portfolio Associate to join our Nashville-based real estate team. This is a deal-focused role centered on leasing execution across a growing commercial real estate portfolio. The immediate priority is driving occupancy through renewals, vacancy backfill, broker relationships, tenant outreach, and lease negotiations.

In addition to leasing, this person will lead select portfolio projects involving underutilized assets, vacant buildings, land opportunities, and other transactional real estate initiatives.

This is an opportunity to join the owner's side of commercial real estate, working directly with senior leadership on leasing strategy, portfolio performance, and real estate decision-making. In a lean, entrepreneurial environment, your recommendations, relationships, and execution will have a visible impact across the portfolio.

This role offers exposure to a broad range of commercial real estate activities while helping grow and improve a portfolio that spans retail, office, industrial, and residential assets across multiple markets.

Employment Type: Full-Time, Monday - Friday, 8:00 am - 5:00 pm Central Time

What you'll do
  • Lead renewal efforts: tenant outreach, key date tracking, business term negotiation, and lease execution.
  • Drive vacancy backfill - engage brokers, source prospects, coordinate tours, prepare deal summaries, and maintain disciplined follow-up.
  • Maintain an active leasing pipeline covering current vacancies, upcoming expirations, and anticipated turnover.
  • Negotiate LOIs, renewals, amendments, and extensions, working directly with brokers, tenants, and outside counsel.
  • Build and cultivate proactive relationships with key tenants - understanding their business, their growth plans, and how we can be a useful partner.
  • Handle special situation lease work - restructurings, blend-and-extends, recapture-and-release scenarios, and other non-standard transactions.
  • Maintain leasing materials: availability schedules, rent comps, target tenant lists, deal pipelines, and leasing updates.
  • Lead execution on assigned real estate projects - dark space backfill, building or land dispositions, highest-and-best-use analysis on underutilized parcels, and repositioning of assets.
  • Coordinate with brokers, attorneys, surveyors, engineers, architects, contractors, municipalities, and other third parties as projects require.
  • Prepare project summaries, market research, and decision materials for ownership.
  • Support acquisitions on the front end - sourcing leads through your broker network, screening opportunities, and developing leasing assumptions on properties under evaluation.
  • Build a meaningful presence in the Nashville brokerage and ownership community - events, tours, and the relationships that compound deal flow over time.
Who you are
  • 2-6 years of commercial real estate experience.
  • Background in commercial leasing, brokerage (landlord or tenant rep), property management, development, or owner/operator work.
  • A closer mentality. You like making things happen, you like the chase, and you measure yourself by deals signed.
  • Strong working knowledge of commercial lease economics: LOIs, NNN structures, TI allowances, commissions, options, escalations, and renewal mechanics.
  • Able to communicate directly and credibly with tenants, brokers, attorneys, vendors, and ownership - including under pressure and across counterparties.
  • Organized; able to manage many deals, prospects, deadlines, and projects in parallel.
  • Practical and entrepreneurial - comfortable in a small private real estate company where priorities shift and ownership is close to the work.
  • Strong written and verbal communication.
  • Must be located in or willing to relocate to Nashville, TN
