Job description

The Accounting Manager ensures the total financial integrity and maintenance of our accounting system for all market transactions involving Owners, Residents, Properties, and Employees. This role oversees trust accounting workflows and manages a small, dedicated financial team.


Position Expectations

  • Onboarding Mastery: Read and comprehend our management agreements, fee structures, and lease agreements to fully understand all corporate revenue streams.
  • Daily Workflow Management: Update and clear assigned tasks daily within Buildium and LeadSimple.
  • Communication: Respond to all manager, client, resident, and internal emails in a timely, professional manner.
  • Ensure full alignment with Corporate regulatory frameworks by maintaining current, accurate daily logs of regional market expenditures and revenue.
Compensation:

$65,000 - $75,000 yearly


Responsibilities:
  • Team Leadership: Manage, train, and develop the market's Staff Accountant and Utility Coordinator.
  • Collections & Funds: Execute the property collections process and ensure the safekeeping and accurate entry of all certified funds and third-party payments.
  • Owner Distributions: Execute the monthly Owner Draw process and deliver timely, accurate Rental Owner Statements.
  • Revenue Payouts: Complete revenue payouts for management fees, project fees, and maintenance labor fees, providing itemized weekly reports to the Director of Accounting.
  • Stakeholder Relations: Interface directly with Owners, financial personnel, and Portfolio Managers to explain statements, lease ledgers, and financial software specifics.
  • Account Reconciliation: Reconcile all operating and trust security deposit accounts by the 5th of each month using automated accounting feeds.

Qualifications:
  • Experience: 3+ years of professional services accounting or trust accounting experience (public or private).
  • Licensure: CPA or CMA license is a distinct advantage but not required.
  • Leadership: Proven ability to manage, oversee, and train accounting personnel.
  • Software Proficiency: Advanced computer literacy with specific experience in Buildium (or the capacity to rapidly learn and teach new property management tech stacks).
  • Detail-Oriented: Exceptional accuracy in reading contracts, financial statements, profit & loss sheets, and budgets.
  • Interpersonal Skills: High-level verbal and written communication skills with a proven ability to solve complex problems and react calmly under pressure.


Special Clauses & Compliance

  • Licensing Constraints: The Accounting Manager will strictly manage financial entries and will not perform any duties for which a Georgia real estate license is required, including negotiating leases, showing properties, or discussing lease terms with prospective residents.
  • Regulatory Alignment: All activities must be performed in strict accordance with Local, State, and Federal Fair Housing Laws, and within the corporate policies set forth by Augusta Rental Homes.
