Under a major Intelligence Community contract, IAP operates and maintains facilities, systems, and associated grounds across Virginia and Maryland. Services provided include comprehensive facility operations; project management for renovations, minor construction, and major equipment repairs; engineering, construction, and operations support; custodial and grounds maintenance services; environmental, safety, and occupational health support; food services; motorpool and logistics operations; and physical and technical security services.

As the CMMS Specialist, you will support mission-critical facilities by administering, maintaining, and optimizing the Computerized Maintenance Management System (CMMS). This role ensures accurate asset data, reliable preventive maintenance execution, and compliance with IC, federal, and agency-specific requirements. The CMMS Specialist works closely with facilities engineering, operations, logistics, and security teams to sustain highly secure and resilient infrastructure.

ESSENTIAL JOB FUNCTIONS:

  • Administer and maintain the CMMS to support facilities, infrastructure, and mission systems in a secure environment
  • Configure and manage asset hierarchies, work orders, preventive maintenance (PM) schedules, inventory, and reporting modules
  • Ensure data accuracy, integrity, and compliance with IC and federal standards
  • Develop, track, and analyze maintenance performance metrics (e.g., PM compliance, work order backlog, asset reliability)
  • Coordinate with facilities engineers, technicians, and vendors to ensure timely and accurate work order execution
  • Support audits, inspections, and readiness assessments by providing CMMS data and documentation
  • Develop and maintain CMMS procedures, user guides, and training materials
  • Provide CMMS user support and training while enforcing role-based access controls
  • Support system upgrades, migrations, and integrations with other enterprise systems (e.g., IWMS, BAS, ERP)
  • Ensure CMMS operations align with cybersecurity, information assurance, and data handling requirements

EDUCATION & EXPERIENCE:

  • Bachelor's degree in Facilities Management, Engineering, Information Systems, or related field (or equivalent experience)
  • 5+ years of experience administering or supporting a CMMS in a secure or regulated environment
  • Certification relevant to CMMS Systems is preferred.
  • Hands-on experience with CMMS platforms such as Maximo, Archibus, eMaint, Maintenance Connection, or similar
  • Strong understanding of facilities maintenance operations (HVAC, electrical, mechanical, life safety)
  • Experience developing PM programs and maintenance performance metrics
  • Ability to work effectively in classified and high-security environments

KNOWLEDGE & SKILLS:

  • Experience supporting IC, DoD, or other federal facilities
  • Knowledge of federal facilities standards and guidance (e.g., UFC, ISO 55000 principles, asset management best practices)
  • Experience supporting audits, inspections, or mission readiness reviews
  • Familiarity with cybersecurity and data governance requirements related to facilities systems
  • Strong analytical and reporting skills, including dashboard development
