Role Summary

The Regional Chief Engineer leads the technical, capital, and compliance strategy for our Philadelphia-area portfolio. You’ll mentor property-level Chief Engineers, standardize preventive maintenance, manage CAPEX projects, and protect asset value while driving energy and labor efficiency. This is a hands-on leadership role — part field, part strategy, all impact.


Key Responsibilities

Team Leadership: Recruit, train, and mentor 8-12 property Chief Engineers. Conduct quarterly site audits and performance reviews.

Capital Planning: Develop and execute annual CAPEX plan. Manage renovations, equipment replacements, and brand PIPs from scope to close-out.

Preventive Maintenance: Implement and monitor portfolio-wide PM programs for HVAC, electrical, plumbing, life safety, pools, and building envelope. Target 95%+ compliance.

Budget & NOI Impact: Own the R&M budget for all properties. Identify utility savings, vendor consolidations, and labor efficiencies.

Compliance & Safety: Ensure all hotels pass city inspections, brand QA, OSHA, and life safety audits. Lead response for fire system, elevator, and emergency events.

Vendor Management: Negotiate regional contracts for HVAC, elevator, fire/life safety, and landscaping. Manage warranties and RFPs.

Emergency Response: 24/7 escalation point for major building failures, weather events, or outages across the portfolio.


Qualifications

Required: 7+ years as a Chief Engineer in hotels, with 3+ years multi-property or regional oversight. Strong HVAC, electrical, plumbing, and life safety background.

Preferred: Universal EPA 608, CPO, Boiler License, or PE. Experience with Marriott, Hilton, IHG systems and brand standards.

Skills: Proficient in HotSOS, WinTrack, MS Project, Excel. Able to read blueprints, specs, and MEP drawings. Budget and CAPEX management.

Valid driver’s license, clean driving record. Must live in Greater Philadelphia area.


Compensation & Benefits

Base Salary: $85,000 - $105,000 depending on experience and portfolio size

Bonus: Up to 15% based on portfolio performance, energy savings, and project delivery
