The Designer is responsible for collaborating with the VP's, Design, Directors, Design, and Senior Designers in the creation, execution, and documentation of a project's comprehensive interiors scheme, involving the coordination of interior architecture, space programming, space planning, FF&E and color/materials. The Designer supports the Directors, Design with the design, selection, and specification of all furnishings, fixtures, and finishes (custom or commercially available) and is responsible for understanding the creative, technical, budgetary, operational and design document coordination accountability for all facets of the interior FF&E package. The Designer supports the development and interdisciplinary coordination of all design documents and specifications to ensure the highest quality of design representation for use and coordination by the entire project team.
WDD team members are required on a continual basis to:

Essential Duties and Responsibilities for all Designers:
  • Collaborate with the Director, Design and Design Team in the initial conceptual development of a project's theme, character, design vocabulary, character, and mood
  • Review, assess, and provide recommendations based on the client space program and planning efforts.
  • Provide input and confirmation to the project team regarding fundamental issues of interior planning and design at the onset of project milestone reviews and work sessions.
  • Proactively bring forward creative resources and ideas to ensure the best possible creative solutions and innovations and shall continuously research, review, and incorporate creative ideas as appropriate.
  • Hold a high degree of historical precedent and cultural awareness with a strong comprehension of materials, furnishings, fixtures, and finishes to lead both progressive design projects as well as culturally mindful designs.
  • Collaborate with a multi-disciplined team of designers, architects, and operators to interpret the needs of all project stakeholders.
  • Prepare and assist in the management of conceptual and milestone design presentations of all FFE, color selections, and finish/material specifications for both internal and external review and approval.
  • Oversee the organization of project files and binders.
  • Partner with the Director, Design in the preparation of internal design and documentation schedules, and deliverable guidelines to ensure that all contractual objectives are fulfilled on-time and on-budget.
  • Monitor the level-of-effort via tracking of labor hours for self on a weekly basis and communicate this information to the Director, Design on a weekly basis.
  • Manage priorities and deliverables based on design and documentation schedules and deliverable guidelines prepared with the Director, Design.
  • Proactively design all FF&A next-step deliverables throughout the design and coordination process and keep the Design Director apprised of such, through ongoing status and update dialogue.
  • Appropriately lead, review, and support work assigned to the project teams.
  • Assist your project team in the development of all design documentation from the conceptual design phase through construction administration, including field reviews, and the submittal/shop drawing process.
  • Research creative resources, ideas, historical precedents, materials, furnishings, fixtures, and finishes in collaboration with the Directors, Design to ensure that the best possible creative solutions and innovations are continually researched, reviewed, and incorporated as needed.
  • Participate in design and documentation quality assurance reviews with the design team before issuance of all milestone deliverable packages.
  • Continually coordinate and review designs with the digital design team in the development and updates of all design renderings.
  • Participate in internal and external design and coordination work sessions, as requested, recording all information discussed, and assist in the composition of meeting minutes to be disseminated among the design team.
  • Attend, as requested, internal design reviews and charrette sessions with the project team to provide creative and technical input throughout all design phases.
  • At the conclusion of the construction administration phase, assist the project team in the consolidation and archiving of all project data.

Essential Duties and Responsibilities specific to Interior Design:
  • Prepare and assist in the creation of all FF&E specification budgets, construction administration tracking reports, and resource data banks for use throughout a project's duration.
  • Prepare and manage FF&A specifications from conceptual design through construction administration for all project assignments.
  • Throughout the specification process and before issuance among peer consultants as well as review with CCO and Creative Director, evaluate and approve all specification documents, schedules and custom FF&A drawings for accuracy of dimensions, sizes, finishes, fabrics, quantities, specification callouts and locations, and cross-references to budget and technical collaboration with the interior design documents and schedules.
  • Design all furniture and fixture plans, including custom items, and develop fully illustrative and correctly scaled drawings on architectural backgrounds for incorporation into the design document set. Label (in CAD or by marked-up drawings) all furniture and fixtures (plumbing and toilet accessories) in the form of fully coordinated designations in coordination with the Technical Development Team with item specification numbers, descriptions, sizes, and quantities.
  • Provide all finish, material, hardware, and specialty equipment callouts and specification information to the Technical Development Team in the form of fully coordinated designations on all architectural backgrounds and/or material schedules (in CAD or by marked-up drawings).
  • Produce and coordinate with project team members to implement creative intent provided by the CCO, Directors, Design and Creative Director through CADD and hand drawings of floor plans, elevations, sections, ceiling plans, details, and specifications.
  • During the construction administration phase, provide on-site field reviews and/or inspections of custom furniture and fixtures to ensure the installation meets the design intent and quality standards established by Wynn Design & Development.
  • During the construction administration phase, assist the Project Manager in the review, and tracking of all FF&E project submittals, shop drawings, and RFI's.
  • During the construction administration phase, conduct and support the design team with FF&E punch lists, and FF&E installations as required and coordinate close-out of all action-items.

Essential Duties and Responsibilities specific to Technical Development:
  • Read, understand, and follow all architectural, specifications, and CAD documentation standards for all assigned projects.
  • Develop, document, and manage all design drawings from conceptual design through completion, including construction administration and field submittal/shop drawing tracking reports and all project manuals.
  • Review and approve all design documents before issuance, verifying the accuracy of the design intent/approvals provided by the CCO and/or Creative Director, the complete and coordinated designs submitted by all peer consultants, comprehensive and organized drawing standards and cross-referencing, and adherence to the basic principles of life-safety, building codes, ADA compliance, design criteria, code requirements, and any other design standards.
  • Provide total quality assurance of all design documentation to ensure the accuracy of design intent and documentation, as well as technical competency of materials and methods defined within the documents.
  • Produce and coordinate with project team members to implement creative intent provided by the CCO, Directors, Design, and Creative Director through CADD and hand drawings of floor plans, elevations, sections, ceiling plans, details, and specifications.
  • Assist the Director, Design in the coordination of facility code issues and impacts with Architect of Record and design team and ensure accurate incorporation of resolution within design documents.
  • Coordinate with Project Manager in the buildup and organization of the Interior Design project folders, standards, and deliverables.
  • During the construction administration phase, assist the Project Manager in the review, and tracking of all construction related project submittals, shop drawings, and RFI's.
  • During the construction administration phase, conduct and support the design team with construction punch lists as required and coordinate close-out of all action-items.

EDUCATION/EXPERIENCE:
The Designer position encompasses a group of individuals who possess a varying range of education, experience, portfolios, and length of service with WDD. For accounting purposes only, Designers are assigned to one of three groups (Designer I, Designer II or Designer III) based on these criteria
Designer III:
  • Bachelors/Professional degree in Architecture, Interior Design, Construction or Project Management from an accredited academic institution is preferred
  • Minimum of 1-3 years of design and/or project management and/or experience with leading design teams, including a minimum of 1-3 years of experience in significant hospitality and/or entertainment-related design projects

Designer II:
  • Bachelors/Professional degree in Architecture, Interior Design, Construction or Project Management from an accredited academic institution is recommended
  • Minimum of 4-7 years of design and/or project management and/or experience with leading design teams, including a minimum of 4-7 years of experience in significant hospitality and/or entertainment-related design projects
  • Must have recently completed (with-in the past 24 months) significant resort hospitality projects through construction administration with field and project closeout experience

Designer I:
  • Bachelors/Professional degree in Architecture, Interior Design, Construction or Project Management from an accredited academic institution is required
  • Minimum of 7-10 years of design and/or project management and/or experience with leading design teams, including a minimum of 7-10 years of experience in significant hospitality and/or entertainment-related design projects
  • Must have recently completed (with-in the past 24 months) significant resort hospitality projects through construction administration with field and project closeout experience

Preferred for Designer I, Designer II and Designer III:
  • International project and/or client experience within the past three years
  • Four and/or Five Star resort hospitality or residential experience
  • Strong previous peer consultant relationships based on successful project experience and trust
  • NCARB Architectural registration and/or NCIDQ Interior Design accreditation

SPECIAL QUALIFICATIONS:
  • Comprehensive experience and understanding of the entire project process from concept to completion and have seasoned experience in working with peer consultants of world-class reputation.
  • Familiarity or working knowledge of AutoCAD and AutoCAD Architecture 2018. (experience with the 2020 versions preferred)
  • Computer Graphic skills, such as Adobe Photoshop, Illustrator, In-Design, Premiere Pro, etc.
  • Proficiency in Microsoft Excel, Microsoft Word, Microsoft Outlook, and current Windows operating systems (Office 365 preferred)
  • Familiarity or working knowledge of Sketch-Up or other 3D modeling/massing software
  • Experience working within database systems
  • Working knowledge of project management software (Microsoft Project, Procore, Primavera.)
  • Ability to work in a creative, collaborative, entrepreneurial, and fast-paced team environment.
  • Ability to approach all tasks with proactive thinking and a comprehensive plan of action.
  • Must be self-motivated, self-directed, and possess strong leadership qualities.
