Job Description Category Manager / Contract Advisor - Facilities Management Location: Houston, TX Contract: 6-12 months Start Date: September/October Preferred Experience: Prior contracting/category management experience Position Overview Seeking an experienced Category Manager / Contract Advisor to lead sourcing, contracting, supplier management, and commercial negotiations for global Facilities Management (FM) services. This role will partner closely with Corporate Real Estate, Facilities, Operations, Finance, Legal, HSE, and other stakeholders to develop sourcing strategies, negotiate agreements, manage supplier performance, and mitigate contractual and operational risk. Key Responsibilities Partner with business owners to develop comprehensive Scopes of Work (SOWs).

Develop and execute category strategies and sourcing initiatives. Draft, negotiate, and execute Facilities Management service agreements. Negotiate pricing, SLAs, KPIs, liability/indemnification, insurance requirements, termination rights, and performance incentives/penalties.

Ensure contracts appropriately allocate risk and comply with company governance requirements. Manage strategic suppliers and preferred vendor relationships. Conduct Quarterly Business Reviews (QBRs) and monitor supplier performance against contractual KPIs.

Resolve supplier performance issues, disputes, and contract-related concerns. Benchmark market pricing and identify cost-saving and continuous improvement opportunities. Ensure supplier compliance with regulatory, health, safety, environmental, and corporate requirements.

Support audits, corrective action plans, and supplier performance improvement initiatives. Translate stakeholder requirements into contracts, work orders, and sourcing strategies. Develop and present recommendations to senior leadership and executives.

Facilities Management Categories The global FM portfolio may include: HVAC, electrical, mechanical, and plumbing services Janitorial, landscaping, and pest control Security services Waste management Building maintenance Mailroom and workplace services Energy management Space management and moves/adds/changes Catering and food services Qualifications Strong experience in Category Management, Strategic Sourcing, Procurement, or Contract Management. Experience negotiating complex Facilities Management/service contracts. Strong commercial contracting and supplier negotiation skills.

Experience managing SLAs, KPIs, supplier performance, and contractual risk. Strong stakeholder management and executive communication skills. Ability to collaborate effectively with Legal, Finance, Operations, Real Estate, Facilities, and HSE teams.
