Job description

Development Project Manager
Location: Hybrid - Southfield Michigan
Position Type: Full-Time, Exempt
Because We Invest in YOU!
At Brewtopia, it's more than coffee - it's about building the infrastructure that powers disciplined growth.
As a fast-growing 7 Brew franchise group expanding across multiple states, development execution is critical to scaling intelligently and efficiently. Before a stand ever opens, strong development leadership ensures sites are viable, entitlements move efficiently, and projects are designed for operational success.
Our impossible goal: 200 stands and $500M in revenue by 2028.
Our goal: scale rapidly without breaking development timelines, budgets, or brand standards.
To do that, we need a Development Project Manager who not only manages projects - but drives the systems, coordination, and execution required to move projects from feasibility through permit-ready delivery.
This role is proactive, execution-focused, and systems-driven.
YOUR MISSION
Lead Brewtopia development projects from site feasibility through entitlement, design, permitting, and construction handoff:
  • On schedule
  • Within budget
  • Fully coordinated and permit-ready
  • Designed for operational efficiency and scalability

Development performance is not reactive.
You own progress - feasibility, entitlement strategy, consultant coordination, design execution, and project readiness.
Requirements
Key Responsibilities
  • Manage the development process from feasibility through entitlements, permitting, design, and construction handoff
  • Lead engineering and technical delivery of new 7 Brew stand development projects
  • Coordinate and oversee civil engineering, architectural consultants, and third-party vendors
  • Ensure designs align with project goals, constructability, operational efficiency, budgets, and brand standards
  • Develop and maintain project schedules, budgets, milestones, and risk tracking
  • Coordinate with local municipalities and Authorities Having Jurisdiction (AHJs) to proactively minimize delays
  • Lead feasibility and due diligence efforts including utility research, pre-application meetings, and constructability analysis
  • Support preliminary pro forma development and identify project risks early
  • Oversee entitlement and permitting strategy, submissions, public meetings, and agency reviews
  • Resolve design conflicts and technical challenges quickly and effectively
  • Support construction teams by assisting with field conflicts, technical issues, and unforeseen conditions
  • Translate technical issues into clear business implications for leadership
  • Provide regular reporting and project updates to operations and executive leadership
  • Participate in construction administration activities including change orders, pay application reviews, schedule updates, and quality coordination
  • Continuously improve prototype plan sets to increase efficiency, reduce costs, and eliminate operational pain points
  • Maintain organized project documentation and ensure adherence to internal governance and approval processes

Who You Are
  • Bachelor's degree in Engineering, Architecture, Construction Management, or related field (or equivalent experience)
  • 5+ years of progressive experience in real estate development and/or construction project management
  • Strong understanding of entitlements, permitting, design coordination, and construction administration
  • Proven ability to manage schedules, budgets, consultants, and cross-functional stakeholders
  • Ability to read and interpret plans, specifications, contracts, and basic financial models/pro formas
  • Proficient in AutoCAD, Bluebeam, Microsoft Excel, Word, PowerPoint, and project management software such as MS Project, Smartsheet, or Procore
  • Strong communication and leadership skills with the ability to work across municipalities, consultants, operations, and executive teams
  • Comfortable navigating ambiguity, solving problems proactively, and driving accountability
  • Valid driver's license and ability to travel to project sites as required

Preferred Qualifications
  • Professional certifications such as PMP, LEED, or CCM
  • Experience negotiating AIA or similar consultant and contractor agreements
  • Experience in QSR, retail, or multi-site development environments preferred

You drive approvals.
You protect timelines.
You deliver projects ready to build - not excuses.
What You'll Get
  • 140k to 160k+ bonus and benefits
  • Health, Dental, and Vision Insurance
  • 401(k) with company match
  • Paid Time Off
  • Opportunities for professional growth and development
