Job Title: Mineral Buyer – Appalachia (1099 Contractor)


Location: Canonsburg, PA (Office-Based with Regional Travel)

Territory: Ohio, West Virginia, Pennsylvania

Compensation: Base Salary-Commission (1099 Contractor)


About the Role

We are seeking a highly motivated and self-driven Mineral Buyer to join our acquisitions team based in Canonsburg, Pennsylvania. This is a 1099 contractor position focused on sourcing and acquiring oil & gas mineral and royalty interests across the Appalachian Basin, with a primary focus on Ohio, West Virginia, and Pennsylvania.

The ideal candidate has existing relationships in the region, a strong understanding of mineral ownership and leasing dynamics, and the ability to independently originate and close transactions.

Key Responsibilities

  • Source and originate mineral and royalty acquisition opportunities in Appalachia
  • Leverage personal network, broker relationships, and market knowledge to generate deal flow
  • Engage with mineral owners, brokers, and other counterparties to negotiate and structure transactions
  • Conduct preliminary underwriting, including acreage evaluation and pricing analysis
  • Coordinate with internal teams (title, land, and legal) to advance deals through closing
  • Maintain organized deal pipeline and communication tracking
  • Represent the company professionally in all external interactions

Qualifications

  • Prior experience in oil & gas mineral buying, land, or acquisitions in the Appalachian Basin
  • Strong existing network of contacts in Ohio, West Virginia, and/or Pennsylvania
  • Working knowledge of:
  • Mineral vs. royalty ownership
  • Leasing status (HBP, leased/unleased, depth severances)
  • Basic title concepts and due diligence
  • Self-starter with the ability to work independently and manage a pipeline
  • Strong communication and negotiation skills
  • Proficiency in tools such as Enverus/DrillingInfo, basic mapping, and Excel is a plus
