What does a building property manager do?

A Building Property Manager is responsible for overseeing the daily operations and maintenance of residential, commercial, or industrial properties. Their duties typically include collecting rent, handling tenant inquiries and complaints, coordinating repairs and maintenance, and ensuring the property complies with local laws and regulations. Property managers also manage budgets, supervise staff, and may be involved in marketing vacant spaces and screening potential tenants. Their main goal is to ensure the property operates smoothly and efficiently while maximizing its value for the owner.

What are some common challenges building property managers face when coordinating maintenance and repairs?

Building Property Managers often juggle multiple maintenance requests while ensuring minimal disruption to tenants and keeping costs within budget. Coordinating with vendors, scheduling timely repairs, and communicating updates to tenants are daily challenges. Additionally, managers must prioritize urgent issues, comply with safety regulations, and sometimes handle after-hours emergencies, all of which require strong organizational and communication skills.

What are the key skills and qualifications needed to thrive as a building property manager, and why are they important?

To thrive as a Building Property Manager, you need a solid understanding of property management principles, facilities maintenance, budgeting, and typically a relevant degree or property management certification. Familiarity with property management software (like Yardi or AppFolio), lease administration systems, and compliance tools is commonly required. Strong interpersonal skills, problem-solving abilities, and effective communication set top performers apart in this role. These skills ensure efficient building operations, satisfied tenants, and maximized property value.

What type of building property manager makes the most money?

Senior-level building property managers overseeing large or high-end commercial or luxury residential properties tend to earn the highest salaries. Experience, certifications, and managing multiple or complex properties also contribute to higher income in this role.

Job description

About the Role
Advanced Facility Solutions is looking for a dynamic Marketer to help grow our business through authentic relationships and consistent outreach.
You'll be the key connection between our company and property managers, facility owners, and regional teams - identifying opportunities, creating value, and helping clients see why AFS is their go-to partner for maintenance and restoration solutions.
If you have a sales background or thrive in relationship-driven environments, this is an excellent opportunity to blend people skills with professional growth.
What You'll Do
Relationship Building & Outreach
  • Conduct 8-12 property visits and 5-10 follow-up calls daily.
  • Build rapport using the FORD method (Family, Occupation, Recreation, Dreams).
  • Maintain consistent communication through emails, calls, and site visits.

Client Engagement & Growth
  • Host 4+ Lunch & Learns, meet-and-greets, or small events per month.
  • Attend industry gatherings, networking events, and AFS-sponsored functions.
  • Identify client pain points, upcoming budgets, and opportunities for service.
  • Confidently and ethically ask for the business when appropriate.

Sales & Reporting
  • Track KPIs: total sales, maintenance sales, and new opportunities (quarterly goals).
  • Enter all client data and visit notes into the CRM (ALN or Xcelerate).
  • Prepare monthly recap reports summarizing wins, challenges, and next targets.

Requirements
What We're Looking For
  • Previous experience in sales, account management, or property services marketing.
  • Strong communication and follow-up habits.
  • Professional presentation and punctuality.
  • Organized, goal-oriented, and driven to succeed.
  • Comfortable with daily travel between properties.

Benefits
Why Join Us
At Advanced Facility Solutions, we partner with property managers and owners to protect and enhance their assets. As a Marketer, you'll have the freedom to build lasting connections and directly impact company growth.
We value Humility, Trust, Respect, and Commitment - and we're looking for a professional who lives those values every day.
