Lead Operations & Client Experience for a Growing Property Management Company
Are you an experienced Property Manager who thrives in a leadership role and knows how to balance owner relationships, tenant communication, maintenance coordination, and business growth? Do you take pride in creating smooth operations while delivering exceptional customer service?
A growing property management company in the Raleigh area is seeking a highly organized, proactive, and service-driven Property Manager to oversee a growing residential rental portfolio. This individual will serve as the primary point of contact for both property owners and tenants while leading the day-to-day operations of the property management division.
This is an excellent opportunity for a licensed Property Manager who enjoys taking ownership, solving problems, building relationships, and helping scale a growing company.
The Property Manager will oversee the daily management and performance of our residential rental portfolio, ensuring properties are well-maintained, tenants are supported, owners are informed, and vacancies are filled efficiently.
This role requires strong leadership, communication, negotiation, and operational skills. The ideal candidate is calm under pressure, highly organized, responsive, and capable of managing multiple priorities in a fast-paced environment.
You will play a key role in owner communication, tenant relations, leasing coordination, maintenance oversight, renewals, and business development efforts while helping improve systems and operational efficiency.

Responsibilities
Portfolio & Client Management
โ€ข Serve as the primary point of contact for both property owners and tenants
โ€ข Maintain strong relationships through proactive communication and responsiveness
โ€ข Provide owners with regular updates regarding property performance, maintenance, tenant concerns, and leasing activity
โ€ข Handle negotiations with owners, applicants, and tenants as needed
โ€ข Manage lease renewals and retention efforts
Property Operations
โ€ข Oversee move-ins, move-outs, inspections, and property readiness
โ€ข Ensure all managed properties are maintained to company standards
โ€ข Coordinate and monitor maintenance requests, vendor performance, and repair timelines
โ€ข Handle after-hours emergency situations when necessary
โ€ข Oversee security deposit evaluations and returns based on property condition
Leasing & Vacancy Management
โ€ข Help minimize vacancy by overseeing unit turnover and leasing coordination
โ€ข Support tenant procurement efforts and ensure a smooth leasing experience
โ€ข Review applications and assist with lease preparation and execution
โ€ข Coordinate showings during high-volume periods as needed
Leadership & Business Development
โ€ข Help improve operational systems, processes, and communication workflows
โ€ข Build and maintain strong vendor relationships
โ€ข Assist with growing the property management portfolio through business development and client relationship management
โ€ข Support the team in creating a positive, solutions-focused work environment
Administrative & Financial Oversight

โ€ข Coordinate vendor payments and documentation
โ€ข Maintain organized records within AppFolio and company systems

Qualifications

โ€ข 5+ years of property management experience required
โ€ข Strong experience managing owner and tenant relationships
