What are the key skills and qualifications needed to thrive as a Building Operator, and why are they important?

To thrive as a Building Operator, you need strong knowledge of building systems (HVAC, electrical, plumbing), preventive maintenance procedures, and often a relevant technical diploma or certification. Familiarity with building automation systems (BAS), computerized maintenance management systems (CMMS), and safety regulations is typically required. Attention to detail, problem-solving skills, and effective communication are important soft skills in this role. These skills ensure efficient facility operation, tenant comfort, and compliance with safety and maintenance standards.

What Is a Building Operator?

As a building operator, you oversee the operations of a building or facility to ensure that its electrical and mechanical equipment, as well as heating and cooling, are working properly. Your duties may include inspecting the building for safety hazards and regulation violations, performing repairs, and checking the facility’s ability to operate successfully. You may also supervise other employees. A career as a building operator typically requires a diploma or certification training program to gain hands-on experience in areas such as building science and energy efficiency. You may also need state certificates of fitness in facility components like interior fire alarms, sprinkler systems, and refrigeration to demonstrate your ability to handle these potentially dangerous materials. Additional qualifications include strong mechanical skills, attention to detail, and knowledge of industry regulations.

What are building operators?

Building operators are responsible for overseeing the daily operations and maintenance of commercial, residential, or industrial buildings. They ensure that the building's systems—such as heating, ventilation, air conditioning (HVAC), plumbing, and electrical—are functioning efficiently and safely. Building operators also coordinate repairs, manage service contractors, respond to tenant or occupant concerns, and may assist with energy management and regulatory compliance. Their work is essential for maintaining a comfortable, safe, and efficient environment within the property.

What is the difference between Building Operator vs Maintenance Technician?

AspectBuilding OperatorMaintenance Technician
CredentialsOften requires HVAC, electrical, or plumbing certificationsTypically needs HVAC, electrical, or plumbing certifications
Work EnvironmentManages building systems, often in commercial or institutional settingsPerforms repairs and maintenance, often in various facilities
Employer & IndustryReal estate management, property management, facilities servicesFacilities management, repair services, industrial settings

Building Operators and Maintenance Technicians share similar certifications and work environments, often overlapping in skills related to HVAC, electrical, and plumbing systems. Building Operators focus on managing entire building systems and ensuring operational efficiency, while Maintenance Technicians primarily perform repairs and routine maintenance. Both roles are essential in maintaining building functionality and are commonly sought in property management and facilities industries.

What are some typical challenges a Building Operator might face on a daily basis?

Building Operators often encounter challenges such as responding to urgent maintenance issues, troubleshooting complex building systems, and balancing preventive maintenance with unexpected repairs. They must also coordinate with vendors, tenants, and other facility staff to ensure smooth building operations while maintaining compliance with safety and environmental regulations. Adaptability and strong communication skills are key to managing the fast-paced and sometimes unpredictable nature of the role.

Job description

About Allied

Allied is a leading owner-operator of distinctive urban workspace in Canada's major cities. Our work is grounded in a clear purpose: to provide knowledge-based organizations with distinctive urban environments that support creativity, connectivity and human wellness.

Our vision is more expansive. We seek to make a continuous contribution to cities and culture that elevates and inspires the humanity in all of us. This vision informs how we operate, how we design and how we lead.

Real estate, for us, is not a passive investment. It is a profoundly human endeavour, one that must promote wellness, sustainability, diversity and creativity-today and for generations to come.

Allied is also a place to build a career of consequence. If you are looking for work that is thoughtful, tangible and enduring-work that contributes meaningfully to cities and the people who inhabit them-you will find purpose here.

For more information on Allied's approach to city-building, visit our Insights page.

Purpose

Maintain the performance and reliability of building systems across Allied's portfolio. As a Building Operator, you will perform a broad range of building operations and maintenance duties to ensure our properties operate efficiently, safely and to a high standard of physical quality.

Reporting to the Senior Manager, Technical Services, you will collaborate across our organization to address both the planned and unplanned operational needs of our buildings and support the continued performance of Allied's portfolio.

Responsibilities
  • Building Operations & Maintenance: Monitor, adjust, and maintain HVAC, plumbing, electrical and fire safety systems. Inspect and repair equipment such as boilers, heat pumps, air conditioning units and lighting to keep everything running efficiently.
  • Tenant Support: Respond promptly to tenant requests and work orders, keeping them updated on progress and ensuring issues are resolved effectively.
  • Preventative Maintenance: Perform scheduled maintenance, including filter and belt changes, minor plumbing repairs, lighting replacements and cleaning of common areas and mechanical rooms. Log readings, inspect for irregularities and troubleshoot as needed.
  • Contractor Oversight: Supervise contractors for maintenance tasks, ensuring they follow safety protocols and complete work to Allied's standards.
  • Seasonal Support: Assist with seasonal tasks like snow removal, salting, landscaping and other weather-related property upkeep.
  • Safety & Compliance: Conduct regular fire system tests and safety checks, maintain compliance with government regulations and follow safety procedures for tenant and property protection.
  • Emergency Response: Be available for after-hours calls and emergencies, responding and escalating promptly to address urgent issues.
Qualifications
  • Experience: At least 2 years in building operations, maintenance or similar roles, with experience in HVAC, plumbing and electrical systems.
  • Knowledge: Awareness of Provincial Building Code & Regulations, Canadian Electrical Code, Provincial Fire Code and Electrical Safety Authority.
  • Skills: Strong problem-solving, accountability and customer service skills.
  • Physical Requirements: Comfortable working at heights using safety ladders, booms or lifts. Able to lift 25 lbs and comfortable working on-call shifts or overtime, depending on business needs.
  • Certifications: 4th or 5th class Operating Engineer, or a provincial trades certification is an asset, but not a requirement.
$60,000 - $68,000 a year

Allied determines individual compensation by work location and other factors, including relevant experience, education and internal equity.

Note: The listed salary range does not reflect total compensation and rewards. We encourage all qualified candidates to apply.

This role is a current vacancy on the Allied team.

Total Rewards* and the Employee Experience

At Allied, total rewards are designed with the same perspective that shapes our operations. They are intended to support sustained contribution, creativity and a genuine sense of ownership in the work we do.

In practice, this includes:

  • Shared financial success and an ownership mindset
Eligible employees participate in performance-based bonus programs and a retirement savings program, with the option to invest in traditional funds or Allied units. This approach aligns individual effort with Allied's long-term performance and reinforces a sense of ownership at every level of the organization.

  • Intentional presence and time off
In addition to vacation, employees receive six personal days and half-days before statutory holidays. Allied supports flexibility while maintaining a strong, in-person culture. This reflects how we collaborate most effectively and how we operate as a business.

  • Health, wellbeing and support
Comprehensive, company-paid health benefits include vision and dental coverage, along with a healthcare spending account. An employee assistance program is available to provide confidential support when it is needed.

  • Growth through leadership and exposure
Allied believes in leadership at every level. Employees are encouraged to contribute beyond the boundaries of their role, collaborate across disciplines and develop a broad understanding of the business. For those drawn to real estate, this includes uncommon exposure to how buildings, organizations and cities evolve through hands-on experience and shared responsibility.

  • Professional development grounded in practice
Learning at Allied is both formal and experiential. Ongoing professional development and a mentorship program support growth through structured learning and day-to-day engagement with experienced colleagues across the organization.

  • Purpose and connection beyond work
Each year, employees are provided with a paid volunteer day to contribute time and effort to a cause that is personally meaningful to them, reflecting our belief that contribution extends beyond the workplace.

If you are motivated by the role real estate plays in shaping cities and culture, and want your work to contribute to that effort, we encourage you to apply.

More insight into life at Allied, including our ESG and EDI initiatives, can be found in our annual ESG report.

*Temporary or contract roles may not qualify for all the benefits listed, and some roles may follow a modified total rewards structure. We will confirm what benefits you qualify for during the recruitment process.

  Additional Information

We value human connection and experience. While Allied uses technology, including AI-enabled tools, to support administrative efficiency, all screening, assessment and hiring decisions are made by people.

We are committed to hiring the most qualified candidates with a dedication towards supporting diversity, equity and inclusion across our organization. All qualified applicants will receive consideration for employment without regard to gender, ethnicity, origin, sexual orientation, disability and socioeconomic background. Diverse perspectives strengthen our organization and help us deliver better outcomes for our tenants, partners and communities. All qualified candidates are encouraged to apply.

We strive to provide an accessible recruitment experience and welcome reasonable accommodation requests at any stage of the recruitment process. Please reach out to [email protected] if support is needed.

We look forward to receiving your application.
