About the role

As a Building Operator, you will have the opportunity to work as part of a collaborative building operations team and to support the daily operations of the site. You are a great teammate who thrives in delivering top-quality customer service to our clients and tenants. You are organized and manage daily operations, including water treatment testing and supervising HVAC systems, equipment logs, lighting, plumbing, and DDC systems. You respond quickly to occupant requests and are responsive. This role may require emergency procedures training at multiple locations. This role will require being on-call rotation with other Building Operators.

Essential Job Functions

  • Monitor and respond to tenant occupant requests for services and perform or coordinate necessary repairs and services.

  • Assist with implementing maintenance requirements for the property systems and site outlined in the approved annual budget plan.

  • Collaborate with and follow the direction of the Operations team and manager.

  • Attend and contribute to facility group meetings.

  • Assist with reporting problems and recommending changes to improve efficiency, reduce operating costs, or comply with environmental, building, and safety codes.

  • Carry out daily mechanical rounds and inspect equipment to ensure that it is operating within correct parameters, and update daily equipment inspection logs.

  • Maintain light fixtures and lamp replacements (including adjusting lighting control schedules).

  • You build positive working relationships with tenants and your team members, sharing your expertise and collaborating as a group.

  • You work with minimal direction and bring your technical expertise to a hard-working team.

What you bring

  • Minimum 3 years of related experience in a commercial real estate environment -preferably with larger office towers.

  • 5th Class Power Engineer Certification through ABSA minimum

  • Strong communication and customer service skills.

  • Ability to multitask and be responsive to time-sensitive tasks.

  • Flexible in working hours and able to respond to emergencies after hours.

  • Pleasant, cooperative attitude, and is a team player; diligent and reliable.

  • Ability to work well under pressure.

  • The ability to work both independently and as part of a team in a collaborative and respectful manner.

  • Mechanical and/or technical aptitude, enthusiastic but professional attitude, and the ability to take initiative as well as direction are essential.

  • Excellent technology skills using a laptop and phone Apps.

  • Excellent communication skills, both written and verbal

  • Ability to lift 30-50lbs

  • A valid Alberta driver's license and access to a reliable vehicle.
