What is a building manager?

A building manager is in charge of the property management for a building. You often work in schools, hospitals, retail buildings, or apartment complexes. It is your job to ensure the safety and security of the building and its occupants. Your main duties involve maintaining building cleanliness, overseeing security and emergency systems, and scheduling maintenance and repairs. You manage other employees by assigning them daily tasks and overseeing their work. Your exact duties as a building manager vary depending upon the building at which you are employed.

What are the key skills and qualifications needed to thrive as a building manager, and why are they important?

To thrive as a Building Manager, you need strong knowledge of facility operations, maintenance procedures, and regulatory compliance, often supported by a background in property management or a related field. Familiarity with building management systems (BMS), maintenance scheduling software, and relevant safety certifications like OSHA are typically required. Excellent problem-solving, communication, and organizational skills help manage tenant relationships and coordinate with contractors effectively. These skills ensure safe, efficient building operations and high tenant satisfaction, which are critical for the property's success.

Over the time you’ve worked as a building operator, you’ve proven that you are not afraid to think outside the box to find the best approach to achieve results. You are proactive, leading by example rather than sitting back. You consider the bigger picture when focusing on new initiatives and you thrive on driving improvement and efficiency.

We want to bring on someone who is eager to learn, work hard, and have fun. In other words, we want you to fit in here. This is an opportunity for you to take on responsibilities, build on your already strong skill set and help your team achieve its goals, all in a work environment that is fast-paced, dynamic and fun.

  • Complete tenant service calls such as changing lights, heating/cooling calls etc. in a professional manner;
  • Oversee the appearance and safety of the property;
  • Operate Building Automation and Security computer systems;

There are also some physical requirements associated with this job. Here are some of the things we’ll need you to confirm you can do:

  • Able to work in confined spaces;
  • Bending, twisting, crouching, climbing and reaching;
  • Move and lift heavy equipment and supplies;
  • A combination of walking, standing, and sitting. There won’t be too much sitting at all, so don’t worry about getting restless;
  • Work indoors and outdoors;
  • Travel to other portfolio properties if support is needed; and
  • Available for on-call one week per month.

What type of experience and skills do you have?

These are only some of the things we’d like you to bring to the table. We can cover the rest when we meet.

  • Valid driver’s license;
  • 3+ years of experience in building operations and building maintenance;
  • You’ve gained your experience in a commercial/office/retail/residential environment;
