Job description

As a part of the residential operations team, the Building Operator is responsible for ensuring that the building is operating to the highest standards of safety, functionality, and presentation.

You will be responsible for monitoring building systems and equipment to confirm they are functioning properly and will take appropriate action to resolve any issues.

ESSENTIAL FUNCTIONS

  • Ensure buildings are effectively operated in a manner consistent with Rohit’s standards.
  • Conduct daily property checks for building issues.
  • Use technical skills to identify and rectify general maintenance issues including, but not limited to, plumbing, painting, electrical, HVAC, fire safety, door systems, carpentry, safety, landscaping, and snow removal.
  • Use sound judgment to organize and balance competing priorities within a fast-paced environment.
  • Conduct system monitoring and management of mechanical equipment and life safety systems.
  • Ensure work orders are scheduled with residents and appropriate technical notes are recorded.
  • Ensure preventative maintenance schedules have been prepared and are adhered to for all rental assets.
  • Respond to emergency after-hour calls and participate in on-call services as required.
  • Financial responsibility for related controllable costs.
  • Assist with budget creation for annual financial budgets.
  • Assess building inefficiencies, operational or financial, and advise management with solutions.
  • Manage vendors and obtain quotes in compliance with procurement procedures and approved budget.
  • Ensure appropriate scopes are assigned and that performance meets expectations.
  • Perform suite inspections.
  • Painting of suites and maintenance during suite turns.
  • Light suite cleaning duties of vacant suites.
  • Light landscaping duties.
  • Regular commitment to curb appeal standards and safety including litter pick up, sweeping, snow removal, etc.
  • Responsibility for efficient and effective timelines for all building-related items.
  • Maintain confidentiality of company, asset, and resident information.
  • Ensure effective inventory management.
  • Communicate effectively with Multi-Site Manager to ensure optimal delivery and execution of services.
  • Completed reporting requirements and contribute to records management of maintenance history for properties.
  • Contribute to positive resident retention through professional customer service.
  • Ensure quality standards are met.
  • Travel within city and between cities as needed.
  • Collaborate on team and resident events.
  • Performs other related duties as assigned.
