About the Position:
The Senior Project Manager, Low Voltage BMS Controls is responsible for leading and coordinating all aspects of building management controls systems projects to support the Design and Construction Team in delivering high-quality data center infrastructure. This role oversees the installation and integration of building management systems (BMS) with the mechanical systems, data center infrastructure management (DCIM) systems, electrical power management system (EPMS), ensuring projects are completed in accordance with Operations requirements, on time, within budget, and to client specifications while maintaining safety, quality, and Cologix's industry-leading standards.

What you do daily:
  • Lead and manage low voltage projects for data centers from design to construction completion, ensuring alignment with project milestones, budgets, and Cologix operational standards.
  • Develop detailed project scopes, schedules, and budgets in collaboration with the Design and Construction Team, clients, and other stakeholders, incorporating innovative solutions to meet evolving data center requirements.
  • Assist in preparing construction and development estimates for building management systems and contribute to project budgets and unit cost reports.
  • Supervise field technicians, subcontractors, and vendors, ensuring proper installation practices, adherence to documents and codes, and high-quality outcomes.
  • Serve as the primary point of contact for clients, vendors, and internal teams, building and maintaining relationships to enhance Cologix reputation as an industry leader.
  • Oversee procurement of BMS materials and equipment by both the contractors and Cologix, ensuring timely delivery and alignment with project budgets and schedules.
  • Conduct site surveys, review drawings, schematics, and technical specifications, and lead project planning to ensure accurate and efficient execution.
  • Track project progress, prepare detailed status reports, and provide data-driven updates to management to support strategic decision-making.
  • Manage change orders, Requests for Information (RFIs), and project documentation, ensuring timely resolution and comprehensive record-keeping.
  • Ensure all BMS work complies with relevant building codes, electrical codes, industry standards, and Cologix policies.
  • Provide advanced technical guidance and problem-solving support to installation teams, addressing complex issues to maintain project quality and schedule performance.
  • Coordinate with the commissioning team to ensure seamless integration of BMS and successful project turnover to customers. 
  • Develop key schedule activities for the BMS with the construction team and Cologix prior to commissioning and manage during commissioning to ensure work is completed in accordance with commissioning schedules.
  • Oversee the development of accurate and up-to-date project documentation, including as-built drawings, closeout documents, and letters of substantial completion.
  • Oversee the completion of project closeouts, ensuring all punch list items are resolved and final deliverables exceed client expectations.
  • Advocate safety as the number one priority on the jobsite, enforcing compliance with company and jobsite safety plans, policies, and all safety-related regulations.
  • Mitigate project risks through proactive planning, innovative solutions, and strategic partnerships with internal and external teams.

Working Conditions:

  • Split between office and field environments, with regular visits to construction sites.
  • Occasional evening and weekend work may be required to meet project deadlines.
  • May involve travel to job sites across Cologix's 12 markets in the U.S. and Canada.
What Makes You a Good Fit:
  • Bachelor's degree in construction management, electrical or mechanical engineering, or a related field.
  • 7+ years of project management experience in building management systems or a related field, with at least 3 years in the mission-critical or data center industry.
  • Advanced knowledge of low voltage systems, including structured cabling, access control, CCTV, and other critical infrastructure systems that interface directly and/or indirectly with the mechanical systems and BMS.
  • Proven ability to read, interpret, and analyze complex drawings, schematics, and technical drawings specific to BMS installations.
  • Exceptional organizational and time-management skills, with the ability to lead multiple projects simultaneously in a fast-paced environment.
  • Superior interpersonal, written, and verbal communication skills to engage with clients, vendors, corporate executives, and cross-functional teams.
  • Proficiency in project management software (e.g., Procore, MS Project), Microsoft Office Suite, and cloud-based commissioning platforms.
  • Strong leadership skills to manage and mentor field technicians, subcontractors, and project teams effectively.
  • Willingness to travel domestically to support project and team needs.
  • Valid driver's license and reliable transportation.

$165,000 - $185,000 a year

Individual compensation will be commensurate with the candidate's experience. This position will also be eligible for an annual bonus.
