Job description

We are seeking a lease-up “all-star”! The Leasing Specialist will be responsible for community outreach, real estate broker relations and events, converting traffic to leases, touring and closing prospects, meeting leasing goals, and accurately and rapidly processing applications. The role of Leasing Specialist is to achieve the success of lease-ups and maintain maximum occupancy and serves the special function of being the front line with future residents, setting the standard for customer service.

This role will be based at our newest property, Sanctuary at Cross Keys, a 330 unit apartment community nestled in Baltimore’s upscale Roland Park neighborhood in the Village of Cross Keys. Located right off of I-83 and less than 15 minutes to downtown Baltimore.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

· Participating in all leasing initiatives at the property, including leasing employee relations, leasing departmental meetings,leasing marketing, leasing community outreach, real estate brokers relationships and events.

· Greets prospects via phone, email, chat, text message and in-person in order to establish rapport and schedule property tour appointments.

· Converts tours to applications by utilizing known and successful closing techniques.

· Qualifies prospects to meet leasing criteria.

· Ensures daily traffic and leasing activity is correctly documented.

· Verifies applications and notifies applicant of approval or denial.

· Reviews all applications for completeness and accuracy. Ensures all required approval documents are genuine and meet company standards as well as lease approval requirements.

· Prepares move-in packages and lease paperwork for their prospects.

· Walks through units to ensure they are ready for move-in.

· Moves in residents by reviewing lease and addenda and completing move-in inspections with residents.

· Ensures property is in good condition by reporting cleaning and maintenance needs, walking the tour path frequently.

· Meets personal and property team leasing goals every month.

· Operates in accordance with Company policies and lease agreements.

· Understands and practices leasing compliance with Fair Housing requirements and all applicable laws, codes and ordinances.

· Completes consistent and effective ongoing leasing training with the assistance of the Questar Management team to ensure the highest caliber customer service, and that the training aligns with Company technology and policies.

· Maintains Company customer service standards, responds clearly and in a timely manner to

prospects’ and applicants’ needs and complaints, and ensures resolution.

· Assists in execution of the Preferred Employer Outreach program, broker relations and special events geared to leasing.

· Maintains the property’s prospect pipeline, ensuring all active prospects are communicated with based on the Company’spolicies and procedures, including quality of contact and frequency.

· Reviews Call Center calls and live chats for quality.

· Assists in producing weekly competitive market studies and management reports.

· Performs other related duties and assignments as required.

QUALIFICATIONS:

· Experience in residential high-rise and/or mid-rise apartment leasing and knowledge of applicable laws and regulations required.

· Must be able to complete the market survey on monthly basis.

· Must be able to run weekly, monthly, and quarterly leasing reports.

· Excellent written and verbal communication skills.

· Ability to work independently with minimal supervision.

· Ability to multi-task and adapt to changing priorities.

· Must interact effectively with all levels of employees and external contacts.

· Must work well under pressure, exercise good judgment when making decisions and handle stressful situations in a mature, professional manner.
