Title: Assistant Property Manager
Pay  Rate: 20-21/HR on W2
Location: 301 Hillsborough St, Raleigh
Hours: M-F 8-5
Assignment Duration: October 18th- Through March 15th
Team Overview:
5 person team in building
HM, Assistant Manager
Resource's typical working day:
Help pay invoices
Accounts payable
Keeping service contracts
P2P for processing of payables for the building
Creating a service contract Preparing a lease abstract
Doing the manual bill forms for recurring monthly charges tenant and vendor correspondence
Collect COI
Help maintain PM book
Getting the 2027 tax and expenses properly booked to the tenants
Send invoices to P2P for uploading, code with proper GL and detailed description
Confirm utility invoices (water/sewer/irrigation/electric/gas if applicable) are being received and uploaded in P2P monthly (they should be on auto draft) and update spreadsheet tracker, code invoices and add descriptions
-start/stop vacant utility services as needed
Create service contracts in P2P
Prepare lease abstracts and send to Manager in Pulse
Prepare MBF’s, reoccurring charges, FIF’s, etc. in Pulse and send to Manager for review/approval
Generate tenant billback packages
Collect, maintain and track COI’s (tenant and vendor)
-ensure they are compliant with COI requirements in the PMA and leases
Collect W-9s from new vendors, prepare VMA requests
Maintain PM books
Work with PM to ensure PULSE compliance
Tenant and vendor correspondence as needed
-schedule vendor after PM signs contracts
-Default letters, OPX estimate and recon letters, etc.
Meet with PM on the 10th of the month to review AR
-follow up with tenants on outstanding balances
Other tasks as assigned
Must Have Skills:
Some level of commercial property management experience
Property management account
Experience with MRI- proficient understanding
Understanding of property level accounting works
Nice to have skills:
Attention to detail
