ASSOCIATE PROJECT LEADER

Qualifications & Skill Requirements:

  • Education:
    • Bachelor's degree in construction management, Engineering, or a related field is highly preferred
    • An associate degree in a construction or engineering-related field is preferred
  • Experience:
    • Minimum of 5 years of experience in the commercial or industrial general construction industry
    • Proven experience managing multiple building renovation and upgrade projects involving multi-trade subcontractors
    • Prior experience with Job Order Contracting (JOC) is highly preferred
    • Experience preparing detailed lump sum, fixed-price estimates based on subcontractor proposals
    • Familiarity with RS Means, Gordian Software or other unit price books for line-item estimating is a plus
  • Technical Skills:
    • Strong understanding of construction means and methods
    • Ability to read and interpret engineering drawings and project specifications
    • Proficiency with MS Project, Word, Excel, estimating, and scheduling software
    • Experience conducting site visits and writing clear scopes of work
    • Knowledge of Performance-Based Construction principles is preferred
  • Interpersonal Skills:
    • Excellent oral and written communication skills
    • Strong initiative and attention to detail and willingness to accomplish project timelines and meet client needs and objectives.
    • Ability to interact and negotiate effectively with clients and end users
    • Strong team player with the ability to work collaboratively in a fast-paced environment

ASSOCIATE PROJECT LEADER

Duties and Responsibilities:

This role is responsible for simultaneously managing the full life cycle of multiple small to mid-size renovation and upgrade general construction projects. The ideal candidate will be highly organized, detail-oriented, and capable of coordinating closely with clients and subcontractors to ensure timely and successful project delivery.

Key Responsibilities Include:

  • Manage all phases of multiple construction projects-from concept to final completion-in alignment with contract requirements.
  • Develop scopes of work, perform quantity takeoffs, and prepare detailed line-item cost estimates using estimating software.
  • Conduct site visits, document existing conditions, and integrate findings into pricing proposals and scopes of work.
  • Lead client discussions to finalize scopes, clarify project details, and negotiate pricing proposals.
  • Set up and lead pre-bid construction meetings with subcontractors and walk job site and explain the scope of work and answer questions from subcontractors.
  • Select qualified subcontractors and manage on-site coordination of their activities.
  • Coordinate with business manager to prepare and send out bid packages and invite solicit bids from subcontractors.
  • Send out RFI's and coordinate with the client to ensure all team members how full understanding of what is required for the project scope of work.
  • Utilize a submittal log to track and deliver required submittals to the client.
  • Develop and maintain detailed project schedules to monitor progress and ensure timely completion.
  • Ensure all close-out documentation is submitted, including as-built drawings, final permits, warranties, and O&M manuals.
  • Maintain effective communication with client representatives to ensure project expectations are clearly understood and met.
