Construction & Renovation Project Manager

Waterford Hotel Group is seeking an experienced and motivated Construction & Renovation Project Manager to support renovation, construction, capital improvement, and development initiatives across our growing hotel portfolio. This position reports directly to the Chief Design and Construction Officer and plays a key role in overseeing hotel renovations, PIPs, new builds, capital projects, acquisitions, and development support initiatives.

This Construction & Renovation Project Manager will work closely with property leadership, vendors, contractors, ownership groups, and internal teams to ensure projects are completed on time, within budget, and in accordance with company standards and brand expectations. This role requires strong organizational skills, attention to detail, sound financial judgment, and the ability to successfully manage multiple projects across different locations in a fast-paced hospitality environment.

Position Location & Travel

This position is based at Waterford Hotel Group's Corporate Office in Waterford, Connecticut and offers a hybrid work environment that combines in-office collaboration with travel throughout our hotel portfolio and time working remotely. The Project Manager will regularly visit existing properties, active project sites, and prospective locations associated with new acquisitions, developments, renovations, and other portfolio growth opportunities.

Travel will vary based on project activity and business needs and may include both regional and out-of-state travel by car and plane. This role is ideal for someone who thrives in a dynamic environment, enjoys being actively engaged in the field, and wants to remain connected to projects from initial evaluation through completion.

Position Responsibilities Include:
  • Identify capital expenditure needs and develop project scopes, budget estimates, timelines, and contractor requirements for assigned projects.
  • Oversee hotel renovations, PIPs, new builds, redevelopment initiatives, and capital improvement projects across the Waterford Hotel Group portfolio.
  • Conduct property and project site visits to assess existing conditions, inspect project progress, identify potential challenges, and validate completed work against company and brand standards.
  • Support new acquisitions and development opportunities, including site visits, property assessments, due diligence, capital needs evaluations, preliminary budgeting, and identification of potential renovation or redevelopment requirements.
  • Partner with leadership on projects within the company's acquisition and development pipeline, providing construction and capital planning expertise throughout the evaluation and planning process.
  • Monitor project schedules, risks, and budgets while proactively recommending solutions to maintain timelines and financial targets.
  • Review project drawings, plans, specifications, and related documentation to ensure alignment with project requirements and applicable regulations.
  • Develop and maintain project schedules, budgets, milestones, and targeted completion dates.
  • Coordinate the bidding process, identify qualified General Contractors and vendors, and assist with contract negotiation and approvals.
  • Maintain regular communication and coordination between property leadership, contractors, vendors, ownership, and internal stakeholders to minimize operational disruptions and project delays.
  • Review project costs, change orders, invoices, and budget performance to ensure accuracy and appropriate cost controls.
  • Support emergency response efforts related to facilities, safety, and operational continuity when needed.
  • Partner with internal departments and leadership teams to support strategic capital planning, portfolio growth, and successful project execution.
Qualifications
  • Degree in Project Management, Construction Management, Engineering, or a related field preferred.
  • Minimum of 10+ years of experience in construction, facilities, renovation, or project management required; hospitality experience strongly preferred.
  • Demonstrated experience performing on-site assessments, developing budgets, and managing project cost controls.
  • Experience managing renovations, capital projects, PIPs, new construction, or redevelopment projects from planning through completion.
  • Experience developing scopes of work, preparing Requests for Proposals (RFPs), selecting vendors and contractors, and managing project execution.
  • Proven ability to manage contractors and vendors while ensuring quality standards, schedule adherence, and invoice accuracy.
  • Strong organizational, communication, financial, and problem-solving skills.
  • Ability to independently manage multiple projects, locations, deadlines, and priorities simultaneously.
  • Proficient in Microsoft Office Suite, including Word and Excel.
  • Experience collaborating with cross-functional teams and stakeholders across multiple departments.
  • Ability and willingness to work within a hybrid structure based at our Waterford, Connecticut Corporate Office, with regular in-office collaboration, remote work, and travel to properties and project sites.
  • Frequent travel by car and/or plane is required, including travel to existing hotels, active construction and renovation projects, and prospective acquisition and development locations.
