Job description

The Residential Construction Estimator will support the pre-construction and project planning process by preparing accurate, detailed, and timely cost estimates. This position is responsible for reviewing plans, preparing budgets, coordinating subcontractor and vendor bids, identifying missing scope, and helping ensure projects are properly priced before construction begins.

The ideal
candidate has strong experience in residential construction, understands high
end materials and finishes, and is comfortable working closely with project
managers, clients, architects, engineers, subcontractors, and vendors.

Responsibilities

• Review
architectural, structural, civil, MEP, and engineering plans.

• Prepare
detailed cost estimates and budgets for custom homes, luxury renovations,
additions, and high end residential projects.

• Create project
budgets organized by trade, scope, and cost code.

• Perform
quantity takeoffs for labor, materials, and subcontractor scopes.

• Request,
organize, compare, and level subcontractor and vendor bids.

• Review
subcontractor proposals to confirm the full scope of work is included.

• Identify
missing scope, plan conflicts, unclear details, and potential cost issues.

• Maintain
current pricing for labor, materials, subcontractors, and vendors.

• Track estimate
updates as plans, selections, and project scope evolve.

• Assist with
value engineering while maintaining quality standards and design intent.

• Prepare
estimate summaries, scope sheets, and budget presentations for internal review
and client meetings.

• Support change
order pricing during construction when needed.

• Maintain
strong relationships with subcontractors, suppliers, and consultants.

• Keep estimate
files organized and properly documented.

Qualifications

• Residential
construction estimating experience required.

• Experience
with custom homes, luxury residential construction, or high end renovations
preferred.

• Strong
understanding of high end materials, finishes, and custom building methods.

• Ability to
read and understand architectural, structural, civil, MEP, and engineering
plans.

• Strong
knowledge of residential construction methods, trade sequencing, materials, and
subcontractor scopes.

• Ability to
prepare accurate takeoffs and detailed project budgets.

• Strong
communication skills with subcontractors, vendors, clients, architects, and
internal team members.

• Strong
attention to detail and ability to catch missing scope or inconsistencies in
plans and bids.

• Ability to
manage multiple estimates and deadlines at the same time.

• Proficiency
with Excel required.

• Experience
with Buildertrend, CoConstruct, JobTread, PlanSwift, Bluebeam, QuickBooks,
Procore, or similar software is a plus.

Preferred Experience

• Residential
estimating: 3 plus years

• Custom home or
luxury residential construction: 2 plus years

• Subcontractor
bid review and takeoffs: 2 plus years
