Job Title: Construction Manager

Location:Medford US Courthouse, 250 Rossanley Drive, Medford, OR 97501

Pay Range:$120,000 - $140,000 annually (commensurate with experience) plus benefits

Client:General Services Administration (GSA)

Project Name: Medford Courthouse Project

Anticipated Start Date:11/5/26

The Construction Manager (CM) shall perform Construction Manager Agent (CMa) professional services necessary to assist GSA during tenant improvement construction of the Medford Courthouse Project. The new courthouse lease construct project tenant improvement construction costs are approximately $28M.

The Medford United States Courthouse is a two story lease construct federal courthouse located in Medford, OR and includes (1) District Courtroom and judge chamber, (1) Magistrate Courtroom and judge chamber, (1) visiting judge chamber, ancillary judicial spaces, Clerk of the Court, Probation, U.S. Attorneys, (2) U.S. Senate Offices, and U.S Marshals tenant space. The tenant improvement construction at the lease construct federal courthouse is for approximately 40,035 (RSF).

The project will involve mechanical, electrical, plumbing, fire and life safety, data, audio and visual, and security systems; the highest quality interior finishes; and premium quality millwork.

Daily Responsibilities:
  • Maintain excellent relationships with Clients, Lessor, the General Contractor, and Stakeholders.
  • Manage and coordinate consultants and support staff to provide a full range of construction management services.
  • Manage project schedules from inception to close out.
  • Participate in project meetings, document action items and provide agendas and minutes for CMa led meetings
  • Review and recommend for approval contractor monthly requisitions and invoices
  • Provide efficient Change Order and cost control management, provide Independent Government Estimates, analyze contractor proposals and make recommendations to GSA
  • Provide Daily reports, Quality Assurance inspections and report on project issues and provide status updates. Weekly and Monthly reports as required by the Client.
  • Perform other CMa duties as may be required.
  • Possess a degree in Construction Management, Architecture, Engineering, or Business Management
  • Minimum of (7) years of construction experience serving as a Construction Manager, Construction Management Representative, Owner's Representative.
  • Proven experience managing GSA projects in a CMa role
  • Proven experience preparing cost estimates and Independent Government Estimates
  • Proven experience preparing Integrated Master Schedules
  • Proven experience managing the RFI process
  • Proven experience in reviewing contractor shop drawings and submittals
  • Proven experience with P100 and code compliance requirements
  • Proven experience with Federal and local government office building projects, with procedural requirements, review requirements, and approval requirements
Preferred Qualifications:
  • Experience managing lease buildouts
  • Strong proficiency with project management software and tools; experience with Kahua is a plus
  • Experience managing staff and consultants to provide a full range of construction management services, including change management, scheduling, budget analysis, estimating, risk management commissioning, and quality assurance (Safety, MEP, Structural, Life Safety, Fire Prevention)
  • Certified or pursuing certification as a Construction Manager (CCM) by the Construction Manager Certification Institute (CMCI)
