Job description

The Rent Analysis Specialist reports directly to the Compliance Manager. Assists with all activities related to rent and subsidy charges. Interact directly with Community Manager, Regionals, Asset Management and Accounting to achieve accurate billing of rental income.
RESPONSIBILITIES
  • Assist with the review and update lease charges to ensure residents are being charged correctly monthly.
  • Verify the accuracy of resident rent and subsidy charges as needed.
  • Identify, correct, and update inaccurate lease charges posted to the resident and subsidy ledgers.
  • Assist the Property Management Ledger Specialists to update lease charges for section 8 residents received from the Housing Authority as needed.
  • Assist the Property Management Ledger Specialists to verify resident account balances are accurate as needed.
  • Maintain resident ticklers and assist with reporting as needed for monthly rent increases.
  • Assist with updating rent increase and rent decrease trackers as needed.
  • Assist with complete rent increase analysis reporting upon request.
  • Ensure rent changes comply with MHSA and HOPWA program requirements.
  • Adheres to federal and state Fair Housing Laws, rent laws and ordinances, as well as all company policies.
  • Well-organized and detail focused.
  • Capable of prioritizing tasks and driving results independently.
  • Performs other duties as assigned by the Supervisor.

KNOWLEDGE, SKILLS AND ABILITIES
  • Proficient knowledge of property management principles and relevant legislation.
  • Demonstrated ability to be self-directed and take initiative.
  • Ability to exercise effective judgment, sensitivity, creativity to changing needs and situations.
  • Strong communication skills, both verbal and written.
  • Ability to work with people of diverse backgrounds.
  • Demonstrate initiative, personal awareness, professionalism, integrity, and exercise confidentiality in all areas of performance.
  • Able to multi-task in high energy environment.

EXPERIENCE
  • Minimum of 1 year experience in property management.
  • Minimum of 2 years working in a customer service environment.
  • Financial management.
  • Yardi property management accounting software is preferred.
  • Microsoft Office Products such as Word, Excel, and Outlook.

PHYSICAL REQUIREMENTS/WORK ENVIRONMENT
  • Operate computer and office equipment
  • Work is primarily sedentary in nature
