About the Opportunityย 

WinnCompanies is seeking an Assistant Property Manager to join our team at Santa Rosa Avenue, a 154-unit affordable housing communityย locatedย inย Santa Rosa, CA.

In this role, you will support the Property Manager in the day-to-day property management operations of the community, including leasing, resident relations, rent collections, accounts payable, accounts receivable, and property administration. This is an excellent opportunity for someone looking to build a career in multifamily housing and property management.ย 

Please note that the pay range for this position is $20.00 -ย $26.00 per hour, depending on experience.ย 

Additionally, the selected candidate will typically work: Monday through Friday, from 8:00 AM to 5:00 PM.

Responsibilities:ย 

  • Support the day-to-day operations of a multifamily residential community, ensuring excellent resident service and operational efficiency.ย 
  • Assist with leasing activities, including apartment tours, application processing, recertifications, and lease renewals.ย 
  • Monitor rent collections, post payments, enforce collection policies, and assist with delinquency management.ย 
  • Respond to resident concerns and help maintain positive resident relations and customer satisfaction.ย 
  • Prepare financial reports, resident correspondence, recertification notices, and other property documentation.ย 
  • Process purchase orders, invoices, and accounts payable transactions.ย 
  • Assist with property operations, financial administration, and occupancy-related activities.ย 
  • Serve as acting Property Manager in the Manager's absence, as needed.ย 

Requirements:ย 

  • High school diploma or GED equivalent.ย 
  • Up to 1 year of experience in property management, leasing, customer service, administrative support, or a related field.ย 
  • Up to 1 year of supervisory, team lead, leadership, or mentoring experience.ย 
  • Experience in Low Income Housing Tax Credit (LIHTC) or Section 42.
  • Proficiency with Microsoft Office and web-based business applications.ย 
  • Strong customer service, communication, and organizational skills.ย 
  • Attention to detail and ability to manage multiple priorities in a fast-paced environment.ย 
  • Willingness to learn and grow within the property management industry.ย 
  • Ability to work effectively with diverse residents, colleagues, and vendors.ย 

Preferred Qualifications:ย 

  • Associate's degree.ย 
  • Bilingual in English and Spanish.
  • Experience with RealPage, or other property management software.ย 
  • Experience in multifamily housing, affordable housing, LIHTC, HUD, or Section 8 environments.ย 
  • Knowledge of leasing, resident retention, and property operations.
