Position Summary

The Abstract Searcher is responsible for researching Iowa county land records to compile accurate property abstract data. This role focuses on identifying property ownership history, verifying legal descriptions, and documenting all instruments affecting title.

The Abstract Searcher works closely with Abstracters and production teams to ensure abstract updates are completed accurately and delivered on time.

Key ResponsibilitiesTitle Research and Chain of Title
  • Conduct thorough searches of Iowa county land records
     
  • Establish and verify chain of title for assigned properties
     
  • Identify mortgages, judgments, liens, easements, restrictions, and other encumbrances
     
  • Verify legal descriptions and confirm parcel consistency
     
  • Compile documentation needed for abstract preparation
     
Accuracy and Documentation
  • Ensure completeness and accuracy of research findings
     
  • Maintain organized documentation of all search results
     
  • Protect confidential property and transaction information
     
  • Ensure compliance with Iowa recording practices
     
Collaboration and Workflow
  • Coordinate with Abstracters regarding missing instruments or clarification requests
     
  • Communicate potential title issues or unusual findings
     
  • Support production teams in meeting closing deadlines
     
  • Maintain professional relationships with county recorder offices
     
Operational Efficiency
  • Utilize digital land record systems and title production software
     
  • Maintain organized tracking of assigned searches and completed files
     
  • Identify opportunities to improve search efficiency and workflow processes
     
QualificationsRequired
  • High school diploma or equivalent

  • Ability to manage multiple searches under deadlines
     
Preferred
  • Experience researching Iowa land records
