Job Description

The Franchise Development Consultant at Domino's is the primary regional development point of contact and is responsible for accelerating the growth of new Domino's stores by owning the pipeline generation (presenting opportunities to Franchisees and formalizing into contractual obligations) and executing on the pipeline by supporting site identification and lease negotiations.

This position involves collaborating with Franchisees, Business Directors and Consultants, and internal/external stakeholders to identify and execute real estate and development opportunities.

The role requires strong relationship-building, analytical, and negotiation skills to drive mutually beneficial growth for Domino's and its franchisees.

The Consultant will also represent Domino's at industry events to improve their real estate network of brokers, enhance brand visibility and manage development pipelines to meet annual growth targets.  This role will also assist on new concept ideation, pilots, and market level rollout. 

Main responsibilities

Accelerate Future Store Growth

  • Develop Portfolio Expansion Plan (PEP) for each FZ in region.
  • Align with business consultants and directors to identify and understand each franchisee's operational, organizational and financial capabilities for enterprise growth through new store development.
  • Schedule and lead sales discussions with FZ for new store growth in alignment with FBC/Region.
  • Conduct in-person development meetings with FZs, as necessary, to ensure commitment and accelerate new store commitments.
  • Develop and maintain strong market knowledge and an understanding of Domino's coverage gaps, target markets, trends, projected home/work/shop growth, competition, and other factors that create incremental store growth opportunities.
  • Formulate long-term portfolio development strategies for specific markets.
    • Actively manage opportunities in a designated region including reviewing and understanding the geographic, demographic, and financial analysis of each identified opportunity.
  • Align long-term portfolio strategy with FZ desires, capabilities, and commitments identified through the consistent relationship management as development point of contact.
  • Identify real estate for new and existing opportunities utilizing online tools, broker and developer relationships, and traveling in-market for real estate searches.
  • Manage all sales process milestones
    • Actively monitor and update each Franchisee lead status in Connect
    • Facilitate Term Sheet and Development Agreement creation and approval in alignment with Regional Partners, DPZ Legal, Finance, and Development LT.

Execute on Existing Contractual Pipeline:

  • Identify viable real estate for contractual projects and share with FZs
    • Leverage Costar and online resources remotely
    • Compliment remote resources with in-market real estate scouting
  • Foster FZ broker relationships
  • Maintain strong knowledge on regional/local real estate trends
  • Lead site inspection process by preparing real estate brief and partner with CPM/FBD to attain approval
  • Partner with CPM to ensure accelerated floor plan and permit submittal
  • Support and consult franchisees with LOI and Lease negotiations
  • Maintain compliance with DPZ legal by supporting/managing project from LOI to lease/rider review, to lease execution, and new store build application
  • Assist regional teams to deliver annual net new unit targets; track and forecast the new unit pipeline using critical milestones and deliverables to help ensure results.

Other duties and responsibilities:

  • Develop and maintain strong broker/LL/RE professional network
  • Act as the local Domino's representative, attending real estate conferences and networking opportunities to heighten visibility of the brand as it relates to development.
  • Support site approvals, lease review, application submittal for relocations
  • Field FZ requests for support on lease renewal negotiations at existing locations
  • Special projects point of contact:  AAFES (Military solicitations), Walmart projects, etc.
  • Proactively execute on strategic development initiatives
Qualifications
  • 5+ years' experience in Real Estate/Retail Development, Finance or other similar field
  • Client/Project Management or Consulting experience preferred
  • A passion to build strong relationships and find mutually beneficial solutions to drive growth for the Domino's and franchisees
  • Collaborative mindset and ability to work cross-functionally with other groups to inspire creative solutions and solve problems holistically
  • Broad, strategic thinker. Ability to think big and create innovative solutions as well as the ability to breakdown complex problems to decipher what is most important in making a thoughtful business decision
  • Comprehensive understanding of all construction/lease/landlord related contracts and commitments, including LOI and Landlord work-letter
  • Strong relationship and influencing skills
  • Knowledge of development analysis, real estate, market planning, development scheduling, and general financial analysis a benefit
  • Strong communication skills - both written and verbal
  • Appreciates data-driven solutions, is detail-oriented, while also having a sales mentality.
  • Microsoft Office software experience required, with expertise in Excel
  • Salesforce experience preferred
  • Ability to travel up to 50% of the time
