Your expertise and dedication will enhance the property's value while ensuring a safe, comfortable, and enjoyable living experience for everyone. This full-time, non-exempt position reports directly to the Property Manager.
Where You'll Work:
Designed for modern living with a refined edge, The Fairfax brings sophistication to the heart of Grandview. Each residence showcases high ceilings, luxury wood-style plank flooring, granite countertops, stainless steel appliances, and in-suite washers and dryers, creating a home that feels both polished and effortless. Oversized walk-in closets and spa-inspired bathrooms featuring semi-frameless tiled showers and heated towel racks elevate everyday routines, while private balconies are available in select homes for an added layer of comfort. Beyond your front door, residents enjoy a year-round, temperature-controlled resort pool, a state-of-the-art fitness center with an instructor-guided mirror, and a welcoming clubhouse centered around a wood-burning fireplace. With controlled-access garage parking, a complimentary Starbucks coffee bar, thoughtfully designed outdoor gathering spaces, and award-winning on-site management, The Fairfax offers a lifestyle that feels intentionally elevated from every angle.

  • Ensure timely and thorough completion of all resident service requests, including after-hours and emergency needs. You will participate in an on-call rotation with the rest of the maintenance team.
  • Execute unit turnovers and make-readies for new residents to meet move-in deadlines with high-quality standards.
  • Proactively maintain the exterior and common areas of the community, including grounds, breezeways, and shared spaces, ensuring a clean and welcoming environment.
  • Perform swimming pool maintenance and ensure compliance with applicable health and safety standards, where applicable.
  • Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
  • Consistently adhere to OSHA standards and company safety policies. Promptly report any hazards or safety concerns to the appropriate personnel.
  • Utilize property resources, tools, and supplies efficiently and safely, ensuring proper care, maintenance, and inventory of equipment.
  • Work closely with the maintenance team and other departments to meet property goals and foster a culture of teamwork and support.
  • Maintain the required uniform and ensure a professional and approachable appearance at all times.
  • Perform other responsibilities as assigned by management.

What You'll Bring:
  • High school diploma or equivalent required.
  • Basic English communication skills to follow instructions and interact with residents and team members.
  • Previous general maintenance experience, including HVAC, electrical, plumbing, and appliances, strongly preferred.
  • EPA Certification (Type I and II) preferred; may be required in some locations.
  • Basic computer skills, including the ability to use maintenance management software and email systems.
  • Strong problem-solving skills and ability to communicate effectively with residents and team members.
  • Ability to frequently walk and occasionally stoop, kneel, crouch, or crawl. Must be able to lift/move loads up to 50 lbs. and use a ladder.
  • Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.
