Job description

Assistant Superintendent
Paths is a full-scale, vertically integrated affordable housing developer, builder, and operator. With over 16,000 units across 13 states under management and more than 600 employees, Paths manages a suite of capabilities spanning the entire property life cycle, including development, construction, property management, maintenance, and security.

Summary/Objective: The role of the residential building Assistant Superintendent is to work closely with the Superintendent in ensuring the safe and economical maintenance of the building, the grounds, outside perimeter as well as the building's mechanical equipment. The Assistant Superintendent should demonstrate strong characteristics of commitment, trustworthiness, and accountability. The Assistant Superintendent will support the Superintendent and the Property Manager on property needs.
Classification: Non-exempt (overtime eligible)
Location: Columbus, OH 43228

Essential function/Responsibilities: duties include but are not limited to the following:

Under the supervision of the Superintendent
Perform repairs and adjustments (i.e., carpentry work: painting, plastering, flooring work, demolition of walls, etc.).

  • Ensures compliance and adherence to building rules and regulations (i.e., HDC, HPD, HCR, and other governmental and oversight agencies). Examines the boiler by testing safety valves and performing routine maintenance.
  • Cleans public spaces, including the front of the building, yards, steps, entrance hall, etc.
  • Maintains appliances, equipment, and inventory of supplies.
  • Handles urgent work orders in apartments.
  • Ensures adherence to regulations regarding garbage removal and township requirements
  • Conduct daily, weekly and monthly physical inspections of common areas as well as move?in and annual inspections of the units
  • Responsible for proper operation of all building equipment
  • Responsible for identifying any building work required
  • Reports to work order requests from property management staff and occupants to ensure that maintenance issues are being solved promptly.
  • Respond to emergencies, and other building needs 24 hours a day, 7 days a week in a shared responsibility with building Superintendent.

Requirements:

  • Must have at least three (3) years maintenance experience
  • Must have a High School diploma or GED

Qualifications:

  • Must possess strong customer service skills (effectively communicate with residents, staff, and vendors to ensure the safe operations of buildings).
  • Must have the ability to lead and help manage other maintenance/service staff through the course of the workday (include the ability to fairly evaluate maintenance/service staff performance, provide constructive advice when needed, and working as a team leader).
  • Must have solid working knowledge and skills of painting, electrical wiring, electrical systems, general plumbing, mechanical systems, carpentry, appliance service/repair, and use of power machinery safely and adequately.
  • Must be able to work with multiple deadlines, maintaining control over projects assigned within time frames allowed, and changing priorities.
  • Must be able to diagnose/repair equipment or appliances, which are not easily seen or reached, i.e., under counters/ceilings, etc.
  • Must have the ability to maneuver or move heavy equipment, appliances, supplies, and tools.
  • Certifications in HVAC, boiler, sprinkler, plumbing, is a plus.


Pay Range: $26.00 - $30.00
