Full-Time/Part-Time Full-Time Description Temporary Building Superintendent - Residential Maintenance Paths is a full-scale, vertically integrated affordable housing developer, builder, and operator. With over 15,000 units across 12 states under management and more than 500 employees, Paths manages a suite of capabilities spanning the entire property life cycle, including development, construction, property management, maintenance, and security. Summary/Objective: The Temporary Superintendent is responsible for supporting the maintenance, safety, cleanliness, and overall upkeep of residential buildings on a temporary basis. This role provides interim maintenance coverage where needed and may support different properties depending on operational needs. The assignment may conclude based on business needs. This is a hands-on role. In addition to maintenance repairs and building coverage, the Temporary Superintendent may be expected to assist with porter duties, cleaning, trash removal, grounds, unit prep, and other all-hands-on-deck work when needed. Classification: Non-exempt (eligible for overtime); Non-Union Location: Bronx, Brooklyn, Queens & Long Island Essential function/Responsibilities: duties include but are not limited to the following
  • Perform hands-on repairs and general maintenance work, including plumbing, carpentry, painting, electrical, appliance repairs, and general building repairs.
  • Maintain the building, grounds, exterior perimeter, common areas, and mechanical systems.
  • Clean public spaces, including building entrances, steps, yards, hallways, and other common areas as needed.
  • Support garbage removal procedures and help ensure trash/recycling areas are maintained properly.
  • Maintain appliances, equipment, tools, and inventory of supplies.
  • Conduct daily, weekly, and monthly inspections of common areas, building systems, and property conditions.
  • Assist with move-in, annual, and inspection-related unit checks as needed.
  • Review and complete work order requests from property management staff and residents in a timely manner.
  • Respond to maintenance emergencies and after-hours calls as needed.
  • Communicate professionally with residents, property staff, vendors, and supervisors.
  • Assist with unit prep, trash-outs, snow removal, grounds, and porter-related duties when needed.
Pay Rate: $22.00 per hour Requirements:
  • At least five years of maintenance experience required.
  • High school diploma or GED preferred.
  • Prior superintendent, building maintenance, or residential property experience strongly preferred.
  • Prior supervisory or leadership experience is a plus.
  • Certifications in HVAC, boiler, sprinkler/standpipe, plumbing, fire safety, or related trades are a plus.
  • Solid working knowledge of painting, basic electrical, plumbing, carpentry, appliance service/repair, and safe use of power tools and machinery.
  • Experience working with older building infrastructure strongly preferred.
  • Knowledge of REAC/NSPIRE standards and inspection requirements strongly preferred.
  • Strong customer service skills and ability to communicate professionally with residents, staff, and vendors.
  • Ability to manage multiple tasks, respond to changing priorities, and follow through on assigned work.
  • Ability to diagnose and repair equipment or appliances in hard-to-reach areas, such as under counters, behind walls, or above ceilings.
  • Ability to safely move and maneuver heavy equipment, appliances, supplies, and tools.
  • Due to the physical nature of the role, must be able to lift, bend, stoop, climb, reach, and lift up to 50 pounds as needed.
