Job description

Overview
Business Development Specialists (BDS) are responsible for supporting assigned communities in achieving sales goals, increasing occupancy, and driving revenue growth. They partner with community teams on sales pipeline management, inventory management, Lease Purchase Program (LPP) sales, and brokered home sales and listings. In addition, they collaborate with assigned Closing Agents to help ensure audits and funding activities are completed accurately and on time.
Job Duties
  • Assists current and prospective residents with the sales application process, including communicating payment requirements, negotiating pricing, clearing conditions, coordinating the closing process, and submitting applications to financial institutions. (Essential)
  • Produces weekly targets for applications and sales; develops a plan with each community to ensure targets are obtained. (Essential)
  • Provides marketing insights and recommendations to assigned communities to support sales and occupancy goals. (Essential)
  • Collaborates with communities and customers to manage sales approvals, including reviewing credit decisions, communicating outcomes, resolving unclosed approvals, and improving closing percentages.
  • Maintains the Customer Relationship Management (CRM) system by partnering with communities to ensure accurate and up-to-date information.
  • Maintains required licenses as applicable.
  • Identifies purchase opportunities by offering sellers exit strategies while maintaining budgeted margins; contacts current lease residents to discuss and promote available home purchase options.
  • Monitors inventory to ensure minimum levels are met and maintains an average inventory age of 40 days or less within the assigned portfolio.
  • Identifies opportunities to increase brokered sales in target communities and maintains a 60% listing rate for homes for sale.
  • Coordinates and negotiates home purchases through the brokered program and supports maintaining a 60-day turn time on acquired homes.
  • Trains community team members within assigned portfolios on company programs and processes.
  • Partners with community and marketing teams to help with the design and implementation of monthly prospect mailers for assigned communities.
  • Reviews rates with community teams, submits increase recommendations to the Regional Vice President (RVP), and prepares related weekly and monthly reports for leadership, as requested.
  • Attends regional meetings as needed.
  • Other duties as assigned.

Requirements
  • High School Diploma or GED (Required)
  • Bachelor's Degree in Real Estate, Business, or related field (Preferred)
  • 1 year in marketing, sales, or mortgage processing experience (Required)
  • Excellent customer service, communication, and negotiation skills
  • Strong multitasking, attention to detail, and organizational skills
  • Basic computer proficiency including the ability to use the Microsoft Office Suite, email, and internet
  • Must have a valid driver's license
  • Required Certifications/Licensures:(SAFE License )
  • Required Certifications/Licensures:(Various state-specific sales licensing within 90 days of hire date)
