    Job description

    Controls Project Manager

    Role Overview

    The CMS Project Manager leads large mechanical construction projects in the local area, with remote work and travel to customer sites as needed. This role is responsible for profitable project execution from early planning through closeout, ensuring projects are delivered on time, within scope, within budget, and in compliance with contract and safety requirements.

    Key Responsibilities
    • Lead the primary on-site execution effort for assigned mechanical construction projects and coordinate the project team through completion.

    • Support sales and project development activities early in the TAS and development process, including strategy input, vendor and partner selection, scope enhancements, value engineering, and risk assessment.

    • Develop project schedules and manage execution against plan.

    • Review contractual scope of work and evaluate the impact of client bulletins, field directives, and scheduling changes.

    • Pursue change orders actively, prepare associated cost estimates and proposals, and negotiate final settlement prices and customer acceptance.

    • Manage costs, billings, collections, and project financial performance to support profitability and positive cash flow.

    • Review contract terms and conditions, analyze project reporting, and seek resolution when needed.

    • Manage risks, prepare recovery plans, and resolve disputes with minimal escalation.

    • Negotiate, prepare, and issue subcontracts.

    • Maintain project document controls in compliance with contract requirements and Johnson Controls standards.

    • Oversee construction work for compliance with specifications, local codes, installation techniques, and safety requirements.

    • Coordinate selection, ordering, and delivery schedules for materials procured for assigned projects.

    • Build and maintain strong relationships with customers, consultants, prime contractors, and subcontractors.

    • Coordinate with CMS, HVAC installation, systems, and branch mechanical project team leaders to align resources and support project objectives.

    • Coordinate customer training requirements and facilitate escalation of product-related issues when needed.

    • For select projects, provide direction to truck-based teams or self-perform project support activities as required by the assignment.

    • Own outcomes with accountability, safety, and integrityby leading project execution with a clear focus on quality, ethics, and compliance.

    • Stay close to the workby tracking field progress, schedule status, scope changes, and customer needs before they become larger issues.

    • Improve every daythrough candid communication, practical problem-solving, and proactive recovery planning when risks arise.

    • Win as one teamby coordinating closely with sales, installation, engineering, commissioning, subcontractors, and customers to keep work moving smoothly.

    • Use Microsoft Project and project reporting tools to evaluate job progress, identify risks, and support timely decisions.

    • Maintain disciplined document control, billing accuracy, and financial tracking throughout the project lifecycle.

    • Communicate project status, financial performance, and issues clearly to management and stakeholders.

    • Keep subcontractors aligned on expectations, site requirements, and schedule commitments.

    • Balance customer satisfaction with project financial results while maintaining a consistent and repeatable project management approach.

    Qualifications
    • Bachelor’s degree in Construction, Civil, Mechanical, Electrical Engineering, Construction Management or Architecture, or an Associate’s Degree with equivalent work-related experience.

    • Minimum of eight years of direct project management experience in the building construction industry.

    • Demonstrated experience managing complex projects with multiple subcontractors and multiple scopes of work.

    • Strong verbal and written communication skills.

    • Ability to communicate technical material to a non-technical audience.

    • Proficiency in project management software and financial accounting systems.

    • Strong PC skills in MS Office, including Excel, Word, PowerPoint, and Project, as well as Adobe Writer, Visio, and the basic Windows environment.

    • Commitment to obtain PMI/PMP certification within two years of employment.

    • Ability to manage a large and diverse number of simultaneous challenges across multiple disciplines.

    • Willingness to travel as required by project assignment, including projects outside your assigned geography.

    Nice to Have
    • Experience with Mechanical Retrofits, HVAC controls, BAS management, Fire management, and Security management systems.

    • Experience supporting early TAS and development activities, including vendor or partner selection, scope enhancements, value engineering, and risk assessment.

    • Experience coordinating project recovery plans and customer training requirements.

    HIRING SALARY RANGE: $91,000-137,000 (Salary to be determined by the education, experience,knowledge, skills, and abilities of the applicant, internal equity, and alignment with marketdata.)
