Position Summary
Action Point Services (APS) seeks a results driven Business Development Manager to lead new client acquisition for our commercial cleaning business across Fort Collins and Northern Colorado. The BDM owns the full sales cycle from prospecting through contract signature, working closely with operations so proposals are priced accurately and delivered profitably. The ideal candidate is independent, relationship driven, and comfortable walking properties, meeting facility decision makers, and building a pipeline of recurring cleaning revenue.
Key Responsibilities

  • Prospect and generate new business across commercial office, retail, multifamily, religious, healthcare adjacent, education, and government facilities through outbound outreach, referrals, and networking.
  • Conduct on site walkthroughs to scope square footage, service frequency, and building conditions before bidding. Requires frequent travel throughout Northern Colorado, including some early morning or evening visits.
  • Prepare proposals and RFP responses using industry standard production rate methodologies (per ISSA benchmarks) to keep bids accurately scoped and priced.
  • Partner with operations before every bid to validate staffing plans, labor hours, and margin targets.
  • Negotiate contract terms within approved margin guardrails and manage the process through signature.
  • Own a defined sales pipeline and forecast in HubSpot, tracking bid activity, close rates, and new monthly recurring revenue against targets.
  • Coordinate a clean handoff to operations for onboarding, including a walkthrough with the site contact.
  • Maintain accurate records in Jobber.
Required Qualifications

  • 3+ years of B2B sales or business development experience, ideally in commercial services, facilities, or construction.
  • Track record building a pipeline, closing recurring revenue contracts, and hitting sales targets.
  • Strong communication skills; comfortable presenting to property managers and business owners.
  • Valid driver's license and willingness to travel daily throughout Northern Colorado. Must reside in, or be willing to relocate to, the region. Field based role, not remote.
  • Self motivated, proficient with CRM tools and Google Workspace, comfortable with a high degree of autonomy.
Preferred Qualifications

  • Experience quoting or bidding building service or janitorial contracts, including production rate pricing methodologies.
  • Existing relationships with property managers or general contractors in Northern Colorado.
  • Working knowledge of ISSA or BSCAI standards or certifications, and proficiency with HubSpot.
Compensation & Commission Structure
This role rewards sustainable, well margined growth:
  • Base Salary: $60,000/year ($5,000/month), paid on the standard payroll schedule.
  • Commission: 15% of the Gross Margin generated by each new contract signed, paid monthly for the first 12 months of that contract.
  • Commission is cumulative and continues on every active contract still within its first 12 months, so earnings build as the book of business grows.
  • On target earnings grow meaningfully beyond base salary as the book of recurring contracts builds over the first 12 to 24 months.
Physical Demands & Work Environment
Frequent local travel by personal vehicle (mileage reimbursed) and the ability to walk properties for extended periods. Primarily field and client facing; occasional early morning, evening, or weekend availability may be required.
