Job description

Description Performs a variety of duties to support the Planning Department's planning, zoning, and development functions. Examples of Duties Coordinates the Town's permitting and building inspection programs in partnership with Wake County Inspections. Conducts preliminary plan review; issues permits and certificates of occupancy.

Processes permit applications. Processes Certificate of Compliance/Completion, Foundation Surveys, Temporary Certificates of Occupancy. Works closely with Wake County Permitting and Planning Department.

Creates and updates permit logs for subdivisions. Responds to frequent email inquiries. Troubleshoots permitting issues Assists with conducting Pre-Con Meetings.

Assists in responding to citizens' questions and requests for information about zoning districts, yard setbacks, etc., through various communication methods (face-to-face, telephone, and email). Maintain internal tracking documents relative to permitting activity; subdivision/project binder, including impervious coverage tracking Maintain a high level of customer service in all aspects of the position. Typical Qualifications Minimum Qualifications: High School diploma/GED. At least three (3) years of permitting, construction, or development services administrative support experience. OR an equivalent combination of education, training, and experience.

Valid Driver License in good standing. Supplemental Information Required Knowledge: Policies and procedures related to the building permitting process. Basic plan review concepts and procedures, including standard construction materials.

Correct business English, including spelling, grammar and punctuation. Computer applications related to the work. Office practices and procedures.

Basic business arithmetic. Basic record keeping practices. Techniques for working collaboratively with the public.

Required Skills: Performing specialized permit and plan review support work. Analyzing and resolving varied permitting and plan submittal issues. Determining the nature of a call, email or visit and recommending appropriate actions or solutions.

Working without close supervision in standard work situations. Performing accurate arithmetic calculations. Performing detailed office support work.

Maintaining accurate records of work performed. Operating standard office equipment. Reading and explaining rules, policies and procedures.

Understanding and following oral and written directions. Contributing effectively to the accomplishment of team or work unit goals, objectives and activities. Establishing and maintaining effective working relationships with a variety of individuals contacted in the course of the work.
