Department: Property Management

Reports To: Portfolio Property Manager

Employment Type: Full-time, 40 hours per week

FLSA Status: Exempt

Approved By: Chief Culture & Community Officer

Approved Date: 2026

Who We Are
For more than 40 years, Dwelling Place has been a nonprofit housing provider and community advocate based in Grand Rapids, Michigan. We believe that housing is the foundation for thriving communities. Our team is bold, determined, creative, and inclusive, working every day to make sure that safe, affordable housing is not just an idea, but a reality.

Your Role
You are the leader, ambassador, and operational backbone of the community. As Property Manager, you are the heart of the community-overseeing operations, elevating resident experience, and ensuring the property runs smoothly day in and day out. More than managing buildings, this role is about fostering a thriving, welcoming environment where residents feel at home and our team feels supported. You lead with confidence, solve problems with care, and take pride in building a community that reflects our values in every interaction.

We're looking for someone who blends hospitality, operational excellence, and people-focused leadership. If you're energized by creating exceptional resident experiences, solving challenges with confidence, and leading a community with pride and professionalism, this role is both rewarding and engaging.
What You'll Do

Oversee Property Operations

  • Direct day-to-day operations to ensure efficiency, compliance, and consistency.
  • Drive leasing performance, renewals, and occupancy strategies.
  • Maintain property standards for cleanliness, safety, and curb appeal.
  • Support the team with additional responsibilities and special projects as assigned, in response to evolving operational and business needs.

Lead & Develop Your Team

  • Coach, mentor, and support leasing, maintenance, and administrative team members.
  • Set clear expectations, provide feedback, and promote professional growth.
  • Foster a positive, inclusive, and resident-focused team culture.

Manage Financial Performance

  • Build, manage, and forecast operating budgets.
  • Oversee rent collection, delinquency, expense control, and financial reporting.
  • Analyze performance trends and take proactive steps to meet or exceed goals.

Champion the Resident Experience

  • Build strong, professional relationships with residents.
  • Address escalated concerns with diplomacy, empathy, and decisive problem-solving.
  • Support retention efforts and community engagement initiatives.

Oversee Maintenance & Vendors

  • Partner with maintenance teams to ensure timely, high-quality work orders.
  • Manage vendor relationships, contracts, and project timelines.
  • Lead inspections, preventative maintenance, and capital projects.

Ensure Compliance & Risk Management

  • Enforce lease terms, company policies, and community standards.
  • Ensure compliance with fair housing laws, safety regulations, and audits.
  • Identify risks early and implement mitigation strategies.

How You Work

  • You lead with integrity, accountability, and curiosity.
  • You balance empathy with decisiveness, especially in challenging situations.
  • You stay organized, adaptable, and calm in a fast-paced environment.
  • You collaborate closely with onsite teams and regional leadership.
  • You look for opportunities to improve processes and elevate performance.

Your Work Environment

  • You work primarily onsite, leading a dynamic team and engaging with residents daily.
  • You collaborate with maintenance teams, vendors, and regional partners.
  • Occasional evenings or weekends may be required to support leasing needs, events, or urgent issues.

Why You'll Love Working Here

  • You'll have ownership, trust, and the ability to make a real impact.
  • You'll lead a team while continuing to grow your leadership skills.
  • You'll be supported by regional leadership committed to your success.
  • You'll work in an environment that values people, performance, and progress.
  • You'll build a career path with clear opportunities for advancement beyond Property Manager.

We offer a comprehensive, market-competitive compensation package, benchmarked against industry standards to attract top talent. Our compensation philosophy is to match or exceed industry averages.

  • Benefits: health, dental, vision, retirement plan including employer match, life and disability insurance, paid time off, access to an Employee Assistance Program (EAP), and professional development support.
  • Health & Wellness: Medical, Dental, and Vision insurance. Access to our Employee Assistance Program (EAP) and mental health resources.
  • Financial Future: A 403(b) plan with a generous employer match (100% of your contribution up to 5%). Company-paid basic life and long-term disability insurance.
  • Work-Life Balance: Paid vacation, personal, and sick time, plus 14 paid holidays per year. We support flexible working hours in the summer and hybrid remote work options for eligible positions.
  • Career Growth: Opportunities for professional development through training programs, mentorship, and tuition reimbursement program.

Our Commitment

We are an equal opportunity employer committed to fostering an inclusive and respectful workplace. We encourage applications from individuals of all backgrounds and experiences and value the diverse perspectives that strengthen our team.

Our Culture

Our team is action-oriented, empathetic, and inclusive-advocates in action who believe real change happens through persistence, collaboration, and respect. Here, you'll do meaningful, purpose-driven work alongside colleagues who are dedicated to developing housing solutions that put people first and honor the voices and experiences of residents and the communities we serve, while supporting one another every step of the way. We foster an environment where accessibility, creativity, and continuous improvement are encouraged, and where people are empowered to grow, contribute, and make a real impact together.
