Primary Purpose

The primary purpose of the Maintenance Technician is to troubleshoot and repair all plumbing, electrical, mechanical issues on campus. Maintain high standard of facility appearance regarding all paint surfaces, drop ceilings and flooring. Resolve all issues in a professional quality manner.

Develop a thorough understanding of maintenance policies and practices. Ensure that all work is performed promptly, in a quality manner, using safe operational practices.

Duties and Responsibilities

  • Report resident issues and concerns to the Lead Maintenance Technician.
  • Perform a variety of skilled work in the maintenance and repair of Beaumont facilities and equipment.
  • Construct, rebuild and repair Beaumont equipment and facilities including various wood and metal structures, equipment, and furniture; prepare surfaces for painting/varnishing and apply surface coverings as required.
  • Perform various refrigeration, plumbing and heating-related duties.
  • Assist in the purchase, installation, repair and maintenance of various plumbing, heating, and air conditioning fixtures.
  • Perform diagnoses and repair of electronic ignition systems for heaters, furnaces, and hot water heaters. Replace/repair faucets and hose bibs.
  • Assure compliance with appropriate safety practices and procedures and with applicable federal, state, and local codes, regulations, and requirements.
  • Maintain various records related to labor, materials used, and work orders.
  • Assist in the purchase, installation, maintenance and repair of electrical wiring and fixtures, perform troubleshooting to repair of electrical wiring and fixtures, perform troubleshooting to repair or replace fans and motors, alarms, clocks, and lighting circuits.
  • Maintain records related to labor, materials used and work orders.
  • Purchase tools, equipment, and materials, operate light trucks to pick up and deliver equipment and supplies.
  • Perform a wide variety of skilled journey-level work in the maintenance and repair of Beaumont facilities and equipment.

  • Establish and maintain cooperative and effective working relationships with others.
  • Assemble electrical and plumbing conduit, pipe sections, tubing, and fittings, using couplings, clamps, screws, bolts, cement, plastic solvent, caulking or soldering.
  • Fill pipes or plumbing fixtures with water or air and observe pressure gauges to detect and locate leaks. Report and repair accordingly.
  • Locate and mark the position of pipe installations, connections, passage holes, and fixtures in structures, using measuring instruments such as rulers and levels.
  • Install pipe assemblies, fittings, valves, appliances such as dishwashers and water heaters, and fixtures such as sinks and toilets, using hand and power tools. Install underground storm, sanitary and water piping systems and extend piping to connect fixtures and plumbing to these systems.
  • Repair and maintain plumbing, replacing defective washers, replacing, or mending broken pipes, and opening clogged drains.
  • Participate on the Employee Safety Committee as required.
  • Cut openings in structures to accommodate pipes and conduit, using hand and power tools. Fire seals all penetrations according to code.
  • Conduct daily water temperature audits in the SNF and PCU. Audits should be performed based on temperature and frequency guidelines of Beaumontโ€™s regulatory compliance standards. Audits are to follow documentation timeliness and recordkeeping protocols.
  • Adjust equipment accordingly to ensure PC Unit โ€“ 120*/SNF โ€“ 110*. Report violations immediately to the Vice President Healthcare and Director of Personal Care.
  • Maintain safety and operation of Beaumont Swimming Pool and surrounding area. Pool area duties include regular checks on water, filter, pump valves, tanks, gauges and vents. Maintain pool pump and motor and perform necessary repair work in and around pools, filter rooms, chlorine room and pool deck.
  • Keeps pool area neat, making sure pool is vacuumed and brushes deep end. Visually inspects all railings, bolts, ladders, chair lift and any pool related items.
  • Grease water circulating pumps, filter pumps and air blower unit.
  • Orders and receives supplies necessary for pool maintenance.
  • Properly stores and secures CO2 tanks.
  • Follow Department of Health guidelines to address contaminated pool water.
  • Regulate chemical levels as required to rectify conditions.
  • Supervise and participate in any emergency repairs.
  • Troubleshoot HVAC units and geothermal loop fills.
  • Perform basic plumbing and electrical services.
  • Paint, scrape, and spackle as required.
  • Other duties as assigned.

Qualifications/Skills

  • Five years of General Maintenance experience required.
  • Plumbing, Electrical and Painting experience essential.
  • HVAC and Life Safety Systems knowledge a plus.

Physical Requirements

  • Long periods of standing and walking.
  • Must be able to lift a minimum of 50 pounds.
  • Bend, twist, push, pull consistently.
  • Must be able to walk the entire campus.
  • Must be able to climb ladders.

Education

High School Diploma or GED required. May substitute years of experience.
