The Henderson Group (" Henderson ") is seeking a highly analytical and driven Asset Management Associate to join its investment platform. As an Asset Management Associate, you will play a critical role in developing and implementing property-specific business plans for Henderson's portfolio of industrial, office and retail properties. Working under the supervision of Henderson's Senior Vice-President of Asset Management, you will assist in the development and execution of asset-level strategies throughout the hold period to maximize value, drive performance, and align with investor objectives. This includes business plan development and execution, performance monitoring, financial modeling, investment, and lease analysis across the operating portfolio. The Asset Management Associate will focus on the real estate assets and collaborate in a dynamic team environment to interact closely with cross-functional teams, including asset management, acquisitions, development, property management, corporate strategy, risk management, construction, and leasing to drive shareholder returns for Henderson's investors. This role requires advanced analytical capability, strong financial modeling skills, and a high degree of intellectual curiosity and ownership.

Key responsibilities for this position include the following:
โ€ข Financial Planning and Analysis
o Assist in the creation of property-specific annual business plans, balancing ownership's financial objectives with documented operational needs and value creation initiatives.
  • Support quarterly valuations, business plan updates, and performance tracking against underwriting for Henderson's portfolio of industrial, office and retail assets.

o Prepare quarterly property improvement plan updates for property management along with updated parameters for projects for the remainder of the current year.
o Analyze historical operating expenses and capital expenses to develop discretionary property management expenditures for the next budget year.
o Prepare comprehensive reports and presentations for senior management and stakeholders with clear, data-drive insights and recommendations.
o Annually assist Risk Manager by providing property information and reviewing information obtained from third party insurance providers.
โ€ข Financial Oversight and Reporting:
o Regularly review financial statements to identify and report on variances from business plans and investigate underlying drivers and actionable solutions.
o Assist in the oversight of property managers' expenditures, ensuring adherence to operating and capital expenditure budgets.
o Analyze and manage tracking of various ongoing capital projects in coordination with design & construction teams and property management.
o Assist in the preparation and review of annual CAM reconciliations, operating expense estimates, and other lease audits.
o Help identify opportunities for operational improvements and cost optimization to enhance asset-level returns.
o Prepare monthly, quarterly, and annual reports for external stakeholders.
o Assist in preparing quarterly board reports.
โ€ข Leasing and Revenue Strategy
o Review VTS proposals for new leases and renewals including cash flow and return impact with a focus on investment-level decision making.
o Track leasing pipelines and support deal approval processes in coordination with senior leadership.
o Perform market research to identify prevailing trends in occupancy, base rent, and concessions to develop target net effective rents for investments.
o Review lease proposals to ensure compliance with approved terms on VTS.
o Review commission agreements to ensure compliance with approved terms on VTS.
o Update VTS for portfolio deal tasks, budgets, and NER minimally on an annual basis.
โ€ข Collaboration and Communication
o Communicate regularly with the leasing, property management, and construction teams to ensure seamless execution of asset management strategies.
o Prepare materials as needed for weekly leasing meetings.
o Participate in meetings, presentations, and conferences as a representative of the asset management team.
o Contribute to underwriting acquisitions and development investment opportunities as needed.
o Coordinate with Accounting on annual reconciliations, reporting needs, and capital calls.
o Utilize industry-specific tools such as Yardi Voyager / Elevate and VTS to manage information.
o Perform other tasks and special projects as requested.
Candidate Qualifications
Education: The successful candidate should have a Bachelor's degree (required) in business administration, real estate, finance, or a related field, with an MBA or MS in Real Estate considered a plus.
Experience: The successful candidate should have three to five years' experience in commercial real estate asset management, or a related investment, acquisitions, or development role.
Knowledge, Skills, and Abilities: The successful candidate will have:

o Strong proficiency in financial analysis, including cash flow modeling, valuation techniques, and return on investment analysis (with demonstrated advanced financial modeling capabilities).
o Strong proficiency in commercial real estate fundamentals including lease structures and economics.
o Proficiency with Microsoft Office and Adobe Acrobat.
o Experience with commercial real estate software like Yardi Voyager / Elevate and VTS preferred.
o Working knowledge of leases, joint venture agreements, loan documents, and letters of intent (LOIs).
