About the Client

Inner Circle Agency is recruiting on behalf of an established real estate investment and operating company with a diversified portfolio across Canada and the United States.

The organization is active across acquisitions, development, redevelopment, repositioning, refinancing, and portfolio management. This is an entrepreneurial, transaction-driven environment where senior leaders work closely with ownership and have a direct impact on investment and capital strategy.

Role Overview

Our client is seeking an experienced Vice President, Real Estate Debt & Financing to lead debt financing activities across its Canadian and U.S. portfolio.

Reporting directly to the CIO and ownership, this individual will develop and execute financing strategies, manage lender relationships, negotiate and structure debt, and oversee transactions from initial analysis through closing.

The VP will also lead and mentor three analysts while remaining actively involved in underwriting, negotiations, and transaction execution.

Key Responsibilities
  • Develop and execute financing strategies for acquisitions, refinancings, developments, redevelopments, and other real estate investments.

  • Source, structure, and negotiate debt with banks, insurers, credit funds, private lenders, mortgage brokers, and other capital providers.

  • Lead financial analysis and underwriting across NOI, cash flow, valuation, LTV, DSCR, debt yield, and interest-rate exposure.

  • Manage financing transactions through lender selection, due diligence, documentation, closing, and funding.

  • Oversee the existing debt portfolio, including maturities, covenants, rates, refinancing requirements, and restructuring opportunities.

  • Partner with investment, acquisitions, accounting, finance, and legal teams to assess transaction economics and financing alternatives.

  • Lead and develop a team of three analysts while providing senior management with recommendations on leverage, financing risk, and cost of capital.

QualificationsRequired
  • 5+ years of commercial real estate finance experience with an owner/operator, financial institution, lender, private credit platform, insurer, or institutional investor.

  • Significant experience structuring and executing commercial real estate financing transactions.

  • Strong knowledge of CRE debt structures, including mortgages, acquisition financing, construction loans, bridge financing, and refinancing.

  • Strong financial modeling, underwriting, valuation, and credit analysis capabilities.

  • Proven ability to negotiate financing terms and manage transactions through closing.

  • Fluent in English and French.

  • Strong commercial judgment, communication skills, and ability to operate effectively in a fast-paced, entrepreneurial environment.

Preferred
  • Experience across both Canadian and U.S. real estate financing markets.

  • Existing relationships with lenders and other capital providers.

  • Experience working from both the lender and owner/operator perspectives.

  • Previous experience managing or mentoring analysts or other junior finance professionals.
