Position Summary

The Vice President of Operations for Brookfield Properties Multifamily leads the operational and financial performance of a multi-region multifamily portfolio, owning aggregate P&L responsibility across all regions and accountable for occupancy, revenue growth, NOI, expense management, and resident retention portfolio-wide. The Vice President of Operations directs and develops a team of Regional Directors, sets the operating strategy and standards for the field organization, and ensures consistent execution of leasing, maintenance, capital, and resident experience programs across all communities. Partnering closely with senior leadership, ownership, and asset management, this role translates company-wide strategic and financial goals into regional execution plans, drives portfolio-level decision-making, and represents Operations in major investment, acquisition, and disposition discussions.

Essential Job FunctionJob Function #1: Portfolio Strategy & Financial Performance (25%)
  • Owns aggregate P&L responsibility across all regions in the portfolio, setting income, expense, and NOI targets and holding Regional Directors accountable for results.
  • Reviews consolidated financial performance, variance reports, and forecasts; presents portfolio results and strategic recommendations to senior leadership and ownership.
Job Function #2: Regional Leadership & Team Development (20%)
  • Leads, develops, and manages the performance of Regional Directors, building organizational depth and bench strength across the field leadership team.
  • Sets operating standards and expectations for the regional organization and ensures consistent leadership practices, accountability, and associate engagement across all regions.
Job Function #3: Asset Management & Ownership Partnership (15%)
  • Partners with asset management, ownership, and investment teams to develop and execute business plans, support acquisitions/dispositions and lease-up or repositioning efforts, and identify value-creation opportunities across the portfolio.
  • Represents Operations in routine portfolio reviews and major capital decisions, providing operational perspective on underwriting, due diligence, and transition planning.
Job Function #4: Operational Standards, Systems & Process Improvement (15%)
  • Establishes and continuously improves operating playbooks, policies, and procedures to drive consistency, efficiency, and service quality across all communities.
  • Champions adoption of property management and revenue management systems and data/reporting tools to improve decision-making and operational discipline portfolio-wide.
Job Function #5: Compliance, Risk & Regulatory Oversight (10%)
  • Maintains a working knowledge of company policy and applicable local, state, and federal laws and regulations, including Fair Housing and affordable housing program requirements, and ensures compliance across the regional organization.
  • Identifies and mitigates operational and reputational risk across the portfolio, escalating significant issues to senior leadership and Human Resources as needed.
Job Function #6: Capital Planning & Expenditure Oversight (10%)
  • Reviews and approves capital and operating budgets prepared by Regional Directors, ensuring capital spending is prioritized appropriately and executed on time and on budget.
  • Approves major contracts and expenditures within delegated authority and oversees vendor and contractor relationships that span multiple regions.
Job Function #7: Talent Strategy & Organizational Development (5%)
  • Partners with Human Resources on workforce planning, succession planning, and talent development for the regional leadership pipeline.
  • Leads recruitment, onboarding, and development of Regional Directors and supports broader organizational initiatives, including training and leadership development programs.
Education

Undergraduate (Bachelor) Degree in Business, Real Estate, or related field required Advanced (Master) Degree in Business Administration (MBA) or Real Estate preferred

Work experience

10+ Years of experience in Progressively responsible multifamily property operations leadership, including portfolio-level P&L ownership across multiple regions and direct oversight of regional leadership teams (Regional Directors/General Managers)

8- 10 Years of experience in: Progressively responsible multifamily property operations leadership, including portfolio-level P&L ownership across multiple regions and direct oversight of regional leadership teams (Regional Directors/General Managers) required Leading multi-region or multi-market operations, including budgeting, NOI management, and capital planning across a diversified portfolio preferred Partnering with asset management/ownership on strategic business plans, acquisitions/dispositions, and value-creation initiatives preferred Affordable/regulated housing compliance (LIHTC, HUD/Section 8, tax-credit) across a multi-region portfolio preferred Please note: 10+ years of relative work experience could offset minimum educational requirements
